The object of main master´s thesis called Blue Pyramid Building Society, Inc. – Financing for the Construction of a House occupies by the credits provided from Blue Pyramid Building Society, Inc. The goal of this study is proposing of a Handbook that should help to financial consultants of Blue Pyramid Building Society, Inc. by the process of a loan for financing for the construction of a house (including acquisition of a lot). In the theoretical part I aim at the general principals of the functioning of the building savings and building savings loans. In the practical part I aim at the process of a loan provided from Blue Pyramid Building Society, Inc. There is processed a proposal of the Handwork. In the final part the Handwork is applied to the specific case from practice to assessment of its operation.

The subject of the diploma thesis "Financing of Housing in the Czech Republic" is description, analysis, and characterization of options of financing of housing and comparison of their benefits. The theoretical part of the assignment describes basic forms of financing of housing – savings for building purposes, mortgage loans, and other forms. The analytical part compares variants of savings for building purposes with domestic building societies and mortgage loans with selected banks. This part describes and evaluates basic features of individual products. The third part focuses on creation of practical examples describing various combinations of financing of housing in the Czech Republic, evaluates their benefits and provides recommendations for their implementation.

[pt] Esta dissertação está inserida no campo dos estudos da cidade, que dialoga, necessariamente, com temas fronteiriços da sociologia urbana, sociologia política, história, arquitetura e urbanismo. O recorte temporal privilegia o período que compreende o fim do Brasil Império e a Quarta República (ou República Populista). O recorte espacial é o município do Rio de Janeiro. O objetivo do trabalho é compreender a implementação da política habitacional do período pesquisado, refletindo sobre seus efeitos nas populações de baixa renda na cidade. A metodologia utilizada na pesquisa foi, no primeiro momento, a revisão bibliográfica integrativa sobre as ferramentas teóricas que serão imprescindíveis para o recorte delimitado e estudos de fontes secundárias a partir dos autores encontrados. Na segunda fase, houve a análise documental de fontes primárias sobre os Institutos de Aposentadoria e Pensões (IAPs). O primeiro capítulo, contextualiza a questão urbana ao explorar os conceitos de urbano, cidade e habitação. O segundo, inclui dados quantitativos demonstrando a evolução da urbe carioca. O terceiro, destaca a prática comum de provisão de habitação pelos empresários fabris, analisando principalmente as vilas operárias, umas das soluções aos cortiços. O quarto, aborda o contexto pós-1930, na inflexão da perspectiva do Estado e social, em que passam a considerar a habitação como direito social a determinados segmentos da sociedade. Assim, esta dissertação procura contribuir aos estudos da produção do espaço urbano com a captação da atuação estatal em sua nova roupagem no controle social e a tentativa de metamorfose sobre o trabalhador. / [en] This dissertation is part of the field of city studies, which necessarily dialogues with issues bordering on urban sociology, political sociology, history, architecture and urbanism. The time frame focuses on the period between the end of Brazil s Empire and the Fourth Republic (or Populist Republic). The spatial focus is the municipality of Rio de Janeiro. The aim of the work is to understand the implementation of housing policy during the period in question, reflecting on its effects on the city s low-income populations. The methodology used in the research was, at first, an integrative bibliographical review of the theoretical tools that will be essential for the delimited section and studies of secondary sources based on the authors found. In the second phase, there was a documentary analysis of primary sources on the Retirement and Pension Institutes (IAPs). The first chapter contextualizes the urban question by exploring the concepts of urban, city and housing. The second includes quantitative data showing the evolution of the city of Rio de Janeiro. The third chapter highlights the common practice of housing provision by factory owners, looking mainly at the Workers Villages, one of the solutions to the slums.
