Genom allt snabbare utvecklad teknologi uppstår nya möjligheter att implementera effektiviserande tekniska lösningar. Det verkar kunna bli tekniskt möjligt att gå från en manuell till en automatiserad värderingsprocess för kommersiella fastigheter. Ingen tidigare forskning har genomförts med syfte att undersöka vad verksamma inom den svenska värderingsbranschen förutspår för framtiden. Således förefaller det relevant att undersöka vilka uppfattningar angående automatisering som finns hos personer som är verksamma inom kommersiell fastighetsvärdering. Dessutom är det intressant att undersöka på vilket sätt teknologi kan effektivisera värderingsprocessen. Syfte: Studiens syfte är att undersöka vilka uppfattningar verksamma aktörer inom den kommersiella fastighetsvärderingsbranschen har rörande automatisering samt framväxande teknologi. I tillägg syftar studien till att undersöka vilka fördelar respektive nackdelar det kan medföra att gå från en manuell till en mer automatiserad värderingsprocess. Frågeställningar: - Vilka uppfattningar finns kring en automatiserad värderingsprocess hos verksamma aktörer inom den kommersiella fastighetsvärderingsbranschen? - Skulle värderingsprocessen kunna effektiviseras med hjälp av teknologi, och om så är fallet, hur? Metod: Studien har en kvalitativ ansats. Semistrukturerade intervjuer har genomförts med professionella som är verksamma inom olika delar av den kommersiella fastighetsvärderingsbranschen. Syftet med detta var att få ett så nyanserat resultat som möjligt. Respondenternas svar har blivit analyserade med avstamp i tidigare forskning för att nå rimliga slutsatser. Slutsatser: Fastighetsbranschens inställning till en automatiserad värderingsprocess är vad som kommer avgöra om processen blir automatiserad eller ej. Aim: The aim of the study is to investigate the perceptions of automation and emerging technologies amongst Swedish appraisers, system developers, banks and CRE owners. Furthermore, the aim is to investigate potential advantages and disadvantages of going from a manual appraisal process to a more automated one. Research questions: - What is the perception of automation amongst people operating in the CRE appraisal industry in Sweden? - Could technology make the appraisal process for CRE more efficient and if so, then how? Comparing three machine learning algorithms in the task of appraising commercial real estate / En jämförelse av tre maskininlärningsalgoritmer i uppgiften att automatiskt värdera kommersiella fastigheter

In a unique opportunity to examine rare appraisal data from the commercial real estate sector, the accuracy of three machine learning algorithms is compared in the task of appraising commercial real estate. The algorithms; random forests, support vector regression and artificial neural networks, are tested in research about residential real estate, but the area of commercial real estate has remained relatively unexplored due to corporate secrecy. The mean absolute percentage error of the trained models range from 44% to 24% and is held as a baseline. The best performing baseline model, Random forests, was then made more sophisticated in order to evaluate how much performance could increase. It was found that the introduction of Gradient boosting reduced the aforementioned error from 24% to 20%. In comparison, the average human expert appraiser performs at an average error of 12%. The conclusion is that more work is needed in order to compete with human expert appraisers - and that this is a feasible task considering some of the inherent issues within the used data could be resolved with much manual labor. / Med hjälp av en unik datamängd från den kommersiella fastighetssektorn utvärderas prestandan hos tre maskininlärningsalgoritmer i uppgiften att värdera kommersiella fastigheter. Dessa algoritmer; slumpmässig skog, stödvektormaskin samt artificiella neurala nätverk, förekommer ofta inom forskning vid värdering av privata boenden, men på grund av datasekretess inom företagsvärlden är det kommersiella fastighetsområdet idag relativt outforskat. Den genomsnittliga procentuella felmarginalen för de tränade modellerna ligger inom intervallet 44% till 24% och detta hålls som en baslinje för prestandan. Den bäst presterande modellen, slumpmässig skog, görs sedan mer sofistikerad i syfte att utforska hur mycket prestandan kan öka. Det konstateras att en implementering av så kallat Gradient boosting sänker den tidigare nämnda felmarginalen från 24% till 20%. Jämförelsevis presterar den genomsnittliga mänskliga värderaren vid en felmarginal omkring 12%. Slutsatsen är att mer arbete krävs för att konkurrera med mänskliga värderare - och att detta bedöms vara genomförbart med tanke på att vissa underliggande problem i den använda datamängden kan lösas med en stor mängd manuellt arbete.

Appraisal Practices in University Special Collections

This exploratory and qualitative study examined the appraisal practices of archivists in university special collections, including how archivists define appraisal, decide what to keep and discard, apply a collection policy in their decision process, and contend with problematic aspects of the practice. The first part of this study examined the special collection policies of member libraries of the Association of Research Libraries in the United States. The collections' policies were analyzed using content analysis. The second part of the study explored the results of semi-structured interviews with archivists who conducted appraisals for their university special collections. Interview transcripts were analyzed using open coding, a method taken from grounded theory. The study found that appraisal is a complex, deeply interpersonal, and emotionally demanding task. Two central themes that emerged from the research were the significance of donor relations and the central role of collection policies. This study has several implications for the archival field. First, it found that archivists did not believe they were using any theory in their appraisals. However, the archivists were engaging in archival theory such as using a collection policy. This suggests a disconnect between education and practice. Conversely, the central role of the collection policy indicates that the field places more emphasis on this dimension. This study also found that the relationship between donors and archivists can be more complex than the literature suggests.

The authors will evaluate the historical development of appraisals and argue that the critical area of line management development that was been identified as a critical success factor in appraisals has been ignored in the later literature evaluating the effectiveness of performance through appraisals. This paper will evaluate the aims and methods of appraisal, the difficulties encountered in the appraisal process. It also re-evaluates the lack of theoretical development in appraisal and moves from the psychological approaches of analysis to a more critical realisation of approaches before re-evaluating the challenge to remove subjectivity and bias in judgement of appraisal.

Cognitive Appraisals, Emotion, And Coping: A Structural Equation Analysis Of The Interactional Model Of Stress And Coping

This study aimed to examine the role of secondary appraisal of the event, cognitive appraisal of the situation, emotions experienced and coping styles used after a real life stressful event that university students experienced. Five hundred and sixty students (271 females and 289 males) from Middle East Technical University voluntarily participated in the study. A pilot study which consisted of two stages, interviews and survey was conducted before the main study in order to test the appropriateness and applicability of the appraisal and emotion measures. Cognitive Appraisal of the Situation Scale (CASS), Emotions Checklist, Cognitive Appraisal of the Emotion Scale (CAES) and Coping Styles Scale (CSS) were used to assess cognitive appraisals, emotions and coping styles. Stress level, harm/loss and threat appraisals of the stressful events, cognitive appraisal of situation, emotions experienced by the individuals after the stressful event, cognitive appraisal of the emotions and coping strategies used by the participants were the variables used in the structural equation modeling (SEM). The results of the analysis revealed that, problem focused coping was predicted by positive emotions and cognitive iv appraisal of emotion. Emotion focused coping was predicted by negative emotions, stress level and secondary appraisal. The results also yielded that cognitive appraisal of emotion was a moderator variable between positive emotions and problem focused coping. Findings of the research were discussed in the framework of Cognitive Theory of Emotions and Interactional Model of Stress and Coping.

Organisational factors such as (appraisal knowledge), were used as a guide for assessing effectiveness of the system and its fairness. The quantitative approach/method was used to gain and understand employee perceptions on the system based on their personal experiences of the organisation's performance management system. The research chosen was Quantitative, which is the most appropriate approach to the study. The survey used self-administered e-mailed and hand delivered questionnaires to gather data from the respondents. The questionnaires had a brief overview of the research methodology, to give a reader a clear picture of the processes and procedure that were followed. The data was analysed quantitatively by using SPSS system.
