The thesis deals with the completion of selected urban spaces at level of study. Object model is Doubravnik township, specifically its public spaces and unused areas of the former collective farm and a swimming pool. The work is divided into three parts. In the first part there is the literature review, which relates to the issue of public spaces in rural areas further to the needs of different population groups and unused areas in intravilan communities. These issues were selected reference examples. In the next part was made analyzes of individual spaces. Surveys and analyzes related to wider relations, history, natural conditions, operational and functional use. Based on the analyzes were determined values and problems of the area and starting point for the design. Solved locations are situated in different parts of the intravilan Doubravník. The design part is handled separately. The aim of this study was to create a comfortable residential space for township residents and visitors from the surrounding area. The important thing was to find a suitable function for the unused areas to allow their re meaningful use in accordance with the needs of the population.

Em São Paulo a indústria desenvolveu-se inicialmente no centro e no bairro do Brás, no começo do século XX, espalhando-se antes dos anos de 1930 para os bairros da Moóca e Barra Funda, ao longo dos eixos ferroviários para mais tarde avançar em outras direções. O esvaziamento da função industrial em São Paulo ocorreu a partir da década de 1960, intensificando-se na década de 1970, sendo acompanhados por importantes transformações: as ferrovias foram substituídas pelas rodovias, e as grandes e médias unidades produtivas, geralmente poluentes, deram lugar a indústrias menores. Noutros casos houve a transferência seguida do fechamento, a reconversão para usos, a especulação ou o abandono. A saída das fábricas, devido a razões, sobretudo, ambientais, fiscais e financeiras levou ao surgimento de inúmero brownfields. Esta pesquisa analisa alguns dos grandes marcos industriais paulistanos presentes na zona leste e tem como estudo de caso o antigo Lanifício Santista, atualmente SESC Belenzinho, um exemplo bem sucedido de refuncionalização de brownfield. / In Brazil the term brownfields is little known, in spite of the existence of the same in the main cities that possess an industrial past, above all those that they went by the process of industrial desconcentration, being notable the case of the metropolis of São Paulo. In São Paulo the industry grew initially in the center and in the neighborhood of Brás, at the beginning of the century XX, dispersing before the years of 1930 for the neighborhoods of Moóca and Barra Funda, along the rail axes for later to move forward in other directions. The emptying of the industrial function in São Paulo happened starting from the decade of 1960, intensifying in the decade of 1970, being accompanied by important transformations: the railroads were substituted by the highways, and the big ones and averages productive units, usually pollutant, they gave place to industries smaller, cleaner. In other cases there was the transfer following by the closing, the reconvertion for new uses, the speculation or the abandonment. The exit of the factories, due to reasons, above all, environmental, fiscal and financial it took to the appearance of countless brownfields. The thesis deals with the problematic of revitalisation related to brownfields in the selected administrative units of South Bohemian region. The case territory includes the municipality with extended powers of České Budějovice and the municipality with extended powers of Prachatice. Those case territories differ in few elements, mainly in regards with vertical and horizontal geographic position. The purpose of the thesis is to analyse how the rural brownfields are utilised, the thesis also focuses on the way stakeholders cooperate with each other during the revitalization of the brownfields. The methodology of the thesis is based on brownfields evaluation in the above mentioned territory, followed by a detailed analysis of the recovery issues by interviewing local stakeholders. The interviews were held with representatives of privat and public sector in the selected municipalities, where the brownfields were located. After evaluating the results for individual municipalities with extended powers, a comparison was done based on witch some regularities were found. The results of the research confirmed the hypotheses about the differences in interconnections between public and privat sector in different municipalities with extended powers. A possibilidade de revitalização e reutilização de áreas contaminadas por substâncias perigosas surgiu como grande alternativa ao abandono dos chamados Brownfields nos centros urbanos. A descontaminação desses sítios e sua reabilitação para reuso, além de apresentar-se como opção à criação de espaço nos grandes centros, se destaca como solução na proteção à segurança pública, à saúde da população e ao meio ambiente diante dos riscos oferecidos pelas substâncias ali presentes. Todavia, no tempo decorrido entre a identificação de área contaminada e sua revitalização existe a probabilidade da ocorrência de acidentes provocados pelo vazamento dos resíduos perigosos ali depositados, ocasionando efeitos danosos à população e ao meio ambiente, o que pressupõe ação imediata por parte do poder público. Com base em estudo de caso envolvendo indústria desativada utilizada como área para o armazenamento clandestino de tambores contendo resíduos perigosos, o trabalho propõe a criação de protocolo de atuação visando orientar os atores intervenientes nos cenários acidentais envolvendo Brownfields. Based on a case study involving deactivated industry used as an area for clandestine storage of drums containing hazardous waste, the work proposes the creation of an action protocol aiming to guide the intervening actors in the accidental scenarios involving Brownfields. The objective is to offer a tool to help reduce the environmental damage caused by this type of occurrence, in addition to contributing to the discussion of public policies that allow programming the strategic management of Brownfields, changing the way of identifying, treating and managing contaminated areas.

Dentre os processos urbanos passíveis de serem analisados pelos novos sensores de alta resolução espacial está a refuncionalização de antigas áreas industriais, atualmente desativadas. Os edifícios e terrenos industriais que tiveram um uso ativo, mas que foram fechados, abandonados, e estão ociosos, são chamados de brownfields. Nos últimos anos, alguns destes locais tem sido refuncionalizados, alterando suas formas, estruturas e funções, incorporando, portanto, novos usos. Neste trabalho são analisadas primeiramente as questões teóricas acerca dos brownfields sua conceituação, formação, refuncionalização, e impactos gerados. Posteriormente, são apresentadas as metodologias de aplicação das geotecnologias nos estudos sobre brownfields e a discussão de suas potencialidades. O objetivo desta pesquisa foi estudar a utilização do sensoriamento remoto e dos sistemas de informação geográfica (SIG) para identificar áreas de potenciais brownfields e analisar o processo de refuncionalização de antigos espaços fabris dos bairros do Brás, Mooca e Belém, em São Paulo. Neste contexto, as aerofotos e as imagens Quickbird integradas em ambiente SIG mostraram serem de grande auxílio para a identificação de brownfields, bem como para a análise do processo de refuncionalização, que foi atualizado e corroborado com os trabalhos de campo nos bairros citados. A acurácia da classificação supervisionada do uso do solo da imagem Quickbird no software TNTmips, apresentou Kappa de 86.29% para o bairro do Brás, 89.41% para a Mooca e 89.25% para o Belém; e a acurácia global apresentou 88.53% para o Brás, 91.85% para a Mooca e 90.25% para o Belém resultados considerados excelentes. Este trabalho, portanto, contribui em apresentar novas possibilidades de estudos sobre brownfields, valendo-se da potencialidade das geotecnologias e das imagens de alta resolução espacial para análise intra-urbana. Além disso, as questões analisadas nesta pesquisa apontam caminhos teóricos e metodológicos para a melhor compreensão destas áreas e para a busca por intervenções mais adequadas visando solucionar problemas urbanos. / Among the urban processes susceptible to be analyzed through the new high resolution spatial sensors, is the redevelopment of old industrial areas, presently deactivated. The building and industrial terrains that had and active use, but that were shutdown, abandoned, and are idle, are called brownfields. In the last years, some of these places have been redeveloped, changing its shapes, structures and functions, incorporating, this way, new uses. On this paper are analyzed, primarily, the theoretical issues about the brownfields - its conception, formation, redevelopment, and generated impacts. Subsequently, are presented the geotechnologies methodologies application on the brownfields studies and the discussion of its potentialities. The objective of this research was to study the use of remote sensing and the Geographic Information System (GIS) to identify potential brownfields areas and analyse the redevelopment process of old industrial spaces in the districts of Brás, Mooca and Belém, in the city of São Paulo. In this context, the aerial photos and Quickbird images, integrated in a GIS environment, showed to be of great aid in the brownfields identification, as well as to the redevelopment analysis process, that was updated and supported with field work in the quoted districts. The supervised classification accuracy of the land use in the Quickbird image over the Software TNTmips, shows Kappa of 86.29% to the Brás district, 89.41% to Mooca and 89.25% to Belém; and the overall accuracy presented 88.53% to Brás, 91.85% to Mooca and 90.25% to Belém - results considered excellent. So, this paper contributes with the presentation of new study possibilities over brownfields, taking advantage of the geotechnologies and high resolution spatial imagery potentialities to the intra-urban analysis. Beside this, the analyzes issues on this research indicate theoretical and methodological ways to a better comprehension of these areas and to the quest for more adequate interventions, seeking to solve urban problems.

The US Environmental Protection Agency defines brownfields as “real property,
the expansion, redevelopment, or reuse of which may be complicated by the presence or
potential presence of a hazardous substance, pollutant, or contaminant.” The existence of
brownfield presents enormous challenges for cities across the United States.
This report explores the possible roles nonprofits can play in brownfield
development. As part of this investigation, the problems and opportunities brownfields
offer socially, environmentally and economically are examined through literature review.
Further on, three existing brownfields-specific nonprofit corporations are discussed
through case studies. Each of these organizations The Guardian Trust, The Brownfields
Stewardship Fund, and The Center for Creative Land Recycling, provide unique services
facilitating the redevelopment of brownfields across the country. The lessons learned are then applied to the City of Dallas. The report concludes
by exploring the potential roles the third sector could play in the redevelopment of
brownfields in Dallas. With increased involvement, nonprofits can help convert
brownfields back to their highest and best use for the benefit of the community. / text

Redevelopment of industrial sites on the Susquehanna River GreenwayMontagno, Paul January 2003 (has links)
As one of the initiatives associated with the creation of the Susquehanna River Greenway Corridor in Pennsylvania, new connections will be established between the river, the greenway, and river communities. These connections will be made in an attempt to strengthen and revitalize the river corridor. The connections will be facilitated through a variety of projects ranging from parks or scenic overlooks to large-scale commercial or industrial developments.It was the intention for this creative project to explore ways in which communities along the river could connect to the river and the greenway through the redevelopment of industrial brownfield sites that separated those communities from the river. It was believed that the redevelopments would create links between the communities, the river and the greenway and that these connections would generate enhancement for both the communities and the greenway.In order to make strong connections, the components of these redevelopment projects must be consistent with the existing greenway project. Therefore, the fundamental concepts and goals of the greenway were identified and from those concepts and goals, guidelines were created to help guide industrial redevelopment projects.The major goal of the greenway initiative is to enhance local communities and the Susquehanna River valley as a whole. Concepts for the greenway center on issues of access, the environment, local and regional history, recreation, and economic development.The guidelines that were created based on the greenway concepts are suggestions for techniques communities could use to incorporate these concepts into their redevelopment projects. Some of these suggestions are very specific to industrial brownfield sites. For example, the need for soil and groundwater remediation is identified. Other suggestions are based on general planning techniques that could be used in any development or redevelopment situation along the greenway. The guidelines focus on land use, creating physical and visual connections to the river, transportation and circulation, the incorporation of the historic component, the built and natural environment, and economic development.Attached, as an appendix to this creative project is a proposed plan for the redevelopment of an actual industrial site along the greenway. The plan was created using the guidelines from this project to demonstrate how the guidelines could work in a real situation. The plan includes an complete land use proposal for the site, plan graphics, individual perspective drawings that illustrate character, and explanations of various components or details of the plan meet the goals established in the guidelines. / Department of Urban Planning
