Platschefens arbete i total- och generalentreprenad / Site managers’ work in turnkey and general contract

Problemformulering:  Hur påverkas platschefen i sitt arbete i ett byggprojekt utifrån entreprenadformerna total- och generalentreprenad? Hur kan platschefens arbete utformas och avgränsas för att förbättra ledningen av ett byggprojekt utifrån aktuell entreprenadform?   Syfte:                            Syftet med studien är att undersöka hur platschefens arbete påverkas av total- och generalentreprenad och sedan presentera förslag på hur det kan utformas utifrån aktuella entreprenadformer.   Metod:                          Metoden är en kvalitativ analys. Intervjuer är huvudsakliga tillvägagångssättet och sju platschefer och en affärsområdeschef har intervjuats. Litteraturstudier av tidigare examensarbeten och forskningsrapporter samt skrifter och artiklar från branschen har studerats.   Slutsatser:                    Det finns viktigare faktorer för platschefens arbete än själva entreprenadformen i sig. Dessa är bl.a. kvaliteten på handlingarna, projektets storlek, arbetslagets erfarenheter och sammansvetsning, den egna organisationen och tillgängliga stödresurser samt platschefens egna erfarenheter och kunskaper. Entreprenadformen är dock inte utan betydelse. I en totalentreprenad bör platschefen ges möjlighet till att delta i projekteringen för att kunna bidra med sina praktiska byggkunskaper och styra handlingarna mot att bli produktionsvänligare. I en generalentreprenad bör en organisation för hantering av ÄTA-arbeten finnas då det tar mycket tid från platschefen och entreprenören tappar pengar på ÄTA eftersom dem generellt är dåliga på att ta betalt för ÄTA. / Problem:                      How is the job of the site manager effected by the contract forms turnkey and general contract? How can the work of the site manager be designed and defined based on the contract form?   Purpose:                       The purpose of this essay is to study how the site managers’ work is effected by turnkey and general contract and to present suggestions on how the site managers’ work can be designed based on the contract form.   Method:                       The method is qualitative analysis. Interviews are the main approach and seven managers and a business area manager were interviewed. Literature studies of previous theses and research papers as well as publications and articles from the construction industry have been studied.   Conclusion:                  There are more important factors for site managers’ work than the contract form itself. These include the quality of the drawings and documents, the size of the project, the work teams’ experience and how well they function as a team, the organization and the available support resources and the site managers’ own experience and knowledge. The contract form is however not without significance. In a turnkey, the site managers should be given the opportunity to participate in the project design and planning in order to contribute with their practical building skills and guiding documents to be more construction-friendly. In a general contract there should be an organization for the management of CAW because it takes a lot of time from the site manager and entrepreneurs lose money on CAW because contractors generally are bad at charging for CAW.

Consecuencias jurídicas de la determinación del project delivery system (PDS) en el contrato de construcción privado

En los últimos años la gestión de las obras ha tenido un desarrollo importante en el Perú a partir de la incorporación de prácticas jurídicas y técnicas propias del mundo anglosajón, como es el caso de los formatos contractuales internacionales (NEC y FIDIC), y tecnologías como el building information modelling. Así, con el pasar del tiempo presenciamos un acercamiento de las figuras del construction law a nuestro sistema jurídico. En ese contexto, la presente investigación analiza una de las figuras medulares del construction law: el project delivery system, con el objetivo de demostrar, en primer término, su compatibilidad con nuestro sistema jurídico, y, en segundo término, que a través de dicha figura los agentes intervinientes de la obra pueden gestionar con eficacia y eficiencia uno de los conflictos más recurrentes en la industria: los derivados de los errores y/o indefiniciones del alcance. / In recent years, the management of works has had an important development in Peru from the incorporation of legal and technical practices typical of the Anglo-Saxon world, as is the case of international contractual formats (NEC and FIDIC), and technologies such as building information modeling. Thus, with the passing of time we witness an approach of the figures of construction law to our legal system. In this context, the present research analyzes one of the core figures of construction law: the project delivery system, with the aim of demonstrating, firstly, its compatibility with our legal system, and, secondly, that through said figure the agents involved in the work can effectively and efficiently manage one of the most recurrent conflicts in the industry: those derived from errors and / or indefinite scope. / Tesis

Analys av nyckeltal på produktionskostnader i tidiga skeden : För säkrare kalkyler i egenregiprojekt / Keynote analysis of production costs in early calculation phases : To create more correct calculations in internal construction contracts

Syftet med detta examensarbete är att analysera nyckeltalen för produktionskostnaden som nyttjas vid investeringsbeslut i flerbostadsprojekt. För att kartlägga osäkerheterna innan investering sker tas kostnadskalkyler fram. Dessa kalkyler innehåller ofta flertalet osäkra poster då projekten är till stor del fortfarande på idéstadium och uppskattningar blir ett måste.  Rapporten inleds med att riskerna, utifrån risknivå och konsekvenserna utav dem, definieras och analyseras. Följande presenteras Veidekkes önskade hantering av kostnadsriskerna och slutligen vilka möjligheter och hinder det finns inom dagens organisation för att uppnå dessa arbetsmetoder.  Studien har baserats på kvalitativa intervjuer med representanter från olika yrkesroller, i olika projektskeden och från de tre olika svenska regionerna. Dessa intervjuer har visat på att de största osäkerheterna ligger i entreprenadkostnaderna, markkostnaderna och konjunkturens påverkan på bostadsmarknaden. Vidare visar studien på att en ökad detaljeringsgrad av produktionskostnaden per kvadratmeter skulle öka säkerheten i kostnadsuppskattningarna vid rätt hantering av dem. Detaljeringen måste framför allt ta hänsyn till typ av hus, val av grundläggning, garagelösning, antal våningar och snittstorlek på lägenheterna.  I rapportens slutsats och diskussion utvecklingen resonemang kring olika arbetssätt. Betoningen är lagd på samarbetet mellan affärsområdena då informanterna lyft det som viktigaste redskapet för säkra kalkyler. / This thesis aims to analyze the key figures of production costs in multi-family housing projects. Before committing to an investment these risks need to be identified and production calculations presented. These calculations often contain uncertain items as projects are largely undefined and still at the idea stage and estimations are required.   In the introduction of the report the risks are identified and analyzed based on their severity and the effect of them. Followed by a presentation of Veidekke's desired risk management practices and concluded with the opportunities and barriers that exists within the current organization.  The study based on interviews with representatives from various professions, in different phases of projects and from the three different Swedish regions. These interviews have shown that the greatest uncertainty lies in construction costs, land costs and the economy's effect on the housing market. The study also shows that an increased level of detail of the production cost per square meter would enhance the security of these cost estimates if handled correctly. The details need to especially consider the type of house, choice of foundation, garage solution, number of floors and the average size of the apartments.  The thesis is concluded by presenting and analyzing new working methods with key figures There is a focus on the cooperation between the business areas as the informants lift it as the main tool for secure calculations.

Byggnadsingenjörens behov av BIM inom entreprenadföretag / The structural engineers needs for BIM within contracting companies

Aim: The work is about construction companies in Sweden that use BIM in their operations. The goal is to study different engineers within these companies and focus on what they require in their everyday work. With the help of the respondents'experiences and needs, an analysis can be made, and suggestions given about how BIM can be implemented without major problems. Method: The report is based on information taken from interviews aimed at supervisors,project managers and contracting engineers spread between four different construction companies. A literature study has been done to create a basis for the interviews that were conducted with all respondents. Result: Information needs vary depending on the respondent. Most people want accurate information, as much information as possible, visualization of the informationand a way to coordinate this. BIM is seen as a solution to information needs, but there are several obstacles with implementation such as lack of training, that it is a large investment and time-consuming to implement. Some of the respondents believe that a full BIM model should be sought after, while others are content to use BIM as a complement to their current working methods. Analysis: Most information needs can be met with BIM. The respondents generally see several advantages of BIM. They do not seem to understand how it should be implemented, which may indicate a lack of knowledge about what BIM is. The level of knowledge around the use of BIM needs to be increased. Discussion: In order to fully implement BIM, new routines need to be created and this can be done through training or recruiting a new role that works specifically with BIM.This person can delegate digitization within a company and thus contribute to an easier implementation of BIM. This is something that previous studies support as an idea. / Syfte: Arbetet handlar om byggentreprenadsföretag i Sverige som använder BIM i sinverksamhet. Målet är att studera olika ingenjörer inom dessa företag och fokusera påvilka informationsbehov de har i deras vardagliga arbete. Med hjälp av respondenternaserfarenheter och behov kan en analys göras och förslag tas fram på hur BIM kanimplementeras utan stora problem. Metod: Rapporten bygger på information tagen från intervjuer som riktas tillarbetsledare, projektledare och entreprenadingenjörer utsprida mellan fyra olikabyggentreprenadföretag. Litteraturstudie har gjorts för att skapa grund för intervjuernasom utfördes med alla respondenter. Resultat: Beroende på respondent varierar informationsbehov. De flesta vill ha noggrann information, så mycket information som möjligt, visualisering avinformationen samt ett sätt att samordna detta. BIM ses som en lösning påinformationsbehoven men det uppstår flera hinder med implementeringen såsom bristpå utbildning, att det är en stor investering och tidskrävande att implementera. Några av respondenterna anser att en fullständig BIM modell borde vara eftertraktad medan andra är nöjda att använda BIM som komplement till deras nuvarande arbetsmetoder. Analys: De flesta informationsbehov går att bemöta med BIM. Respondenterna ser generellt flera fördelar med BIM. De verkar inte förstå hur det ska implementeras, något som kan tyda på brist på kunskap kring vad BIM är. Kunskapsnivån kring användning av BIM behöver ökas. Diskussion: För att implementera BIM helt behöver nya rutiner skapas och detta kanske genom utbildning eller rekrytering av en ny roll som jobbar just med BIM. Denna person kan delegera digitaliseringen inom ett företag och på så sätt bidra till en lättare implementering av BIM. Detta är något som tidigare studier stödjer som en idé.

This diploma thesis deals with specifics for reporting of construction contracts in financial statements according to czech accounting regulations, IFRS and US GAAP. These are contracts that are custom-made, so they are not serial production and they are long-term, so most of their production goes into more accounting periods. In 2018, new Standards for Recognition of Revenue from contracts with customers IFRS 15 and ASC 606 will enter into force. The aim of the thesis is to characterize individual approaches to the reporting of revenues from construction contracts with a focus on the specifics in this sector and their comparison. To achieve this goal, a comparison method will be used. The thesis is divided into the theoretical and practical part. The theoretical part describes requirements and aspects related to building contracts, individual accounting standards including new revenue standards. In the practical part, an example is illustrated that shows a different approach to reporting revenue from these contracts in accordance with Czech accounting regulations and IFRS or US GAAP and comments on the changes that may occur through the application of new standards. At the end of the thesis, individual approaches are compared.

The purpose of this Master’s thesis is to propose a procedure for the management of small-scale public construction contracts for municipalities. The procedure is designed based on information obtained from an analysis of the development of the existence and quality of internal regulations, an analysis of the development of information openness and in particular, a questionnaire completed amongst the mayors of municipalities. The resulting procedure for the awarding of small-scale public construction contracts is divided into three categories according to the expected value of the public contract. For each category, the number of suppliers contacted, the address of the suppliers, the decision-making entity and the bid evaluation process are set out in such a way that small municipalities can use this procedure as an internal rule for small-scale public construction contracts.

The aim of the thesis is to prepare a feasibility study of a multifunctional house in Humpolec and to evaluate the profitability of the project in the first 30 years of its operation. The evaluation of the project includes an initial financial analysis and two other possible situations. The theoretical part defines the basic information about the division of construction contract, the process of preparation and implementation of the project, types of financing investment projects, economic indicators and analyzes. In the practical part are given basic information multifunctional object. This is the site of construction, the character of the proposed building, including its planned use, financing and the three types of scenarios already mentioned. This is the baseline scenario, the optimistic scenario and the pessimistic scenario. At the end of the thesis there will be evaluated all investigated situations.
