En studie om användandet av årsredovisningen vid bostadsrättsköp / In what way does buyers of housing co-operatives use the association ́s annual report in their purchase decision?Alenius, Maja, Jönsson, Josefine January 2017 (has links)
Syfte: Att ta reda på om och hur bostadsrättsköpare använder föreningens årsredovisning i deras köpbeslut samt undersöka om de förstår den. Metod: Studien är genomförd med en kvalitativ forskningsmetod. Intervjuer av presumtiva bostadsrättsköpare genomfördes utanför visningar. Empiri: Studien visade att majoriteten av de 22 tillfrågade inte helt förstod årsredovisningar och att flertalet bad om hjälp att bedöma den. Det visade att bostadsrättsköpare oftast använder årsredovisningen för att se “varningstecken” som indikerar att en BRF eventuellt kommer att höja sina avgifter. Det var 14 av 22 som tittade på skuldsättningen för att bedöma föreningens ekonomi. Majoriteten ansåg att årsredovisningen påverkar ”till stor del men att annat väger tyngre” i köpbeslutet. Analys: Studien pekar på att då många bostadsrättsköpare inte helt förstår årsredovisningen kan det vara svårt för dem att ta beslut utifrån den. Detta har kopplats till tidigare forskning som uppmärksammat liknande problem. Det finns likheter mellan de förbättrings- och förändringsförslag, som tagits fram av FAR tillsammans med borättsorganisationerna, och de resultat som studien har uppvisat. Slutsats: En bostadsrättsköpare går igenom tre beslutssteg. Det första är att avgöra om lägenheten känns rätt. Steg två är att bedöma föreningen och dess ekonomi utifrån årsredovisningen. Då många inte förstår eller vet hur man ska bedöma en förenings årsredovisning tar majoriteten hjälp av omgivningen. I steg tre tas beslut om hen ska lägga ett bud på lägenheten eller ej. Vidare drogs slutsatsen att oavsett vilken förståelse individen har för en BRF:s årsredovisning kommer hen i stor utsträckning att ta hjälp av sin omgivning då det är ett stort och omfattande beslut. / Purpose: Find out how and in what way buyers of housing co-operatives use the association ́s annual report in their purchase decision and investigate whether they understand it or not. Method: The study is conducted using a qualitative method in the form of interviews. The Authors stood outside viewings and interviewed presumptive buyers of housing co-operatives in Stockholm. Empiricism: The study was conducted on 22 respondents, all interviewed outside a total of six different viewings around Stockholm. It turned out that the majority of respondents did not fully understood annual reports and most of them asked for help. The majority of those who felt they understood the annual report also asked someone in their surroundings to help them determine the stability of the housing association's economy. The result showed that homeowners usually use the annual report to see "warning signs" that indicate that a association will raise its fees. To evaluate the association ́s economy, most of the respondents used indebtness. Analysis: The study points out that since many homeowners did not fully understood the annual report, it could be difficult for them to make decisions based on it. This has been linked to previous research that highlighted similar problems. There are similarities between the improvement and change proposals developed by FAR together with other organizations and the results the study has shown. Conclusion: Presumptive buyers of housing-cooperatives generally do not understand annual reports so well that they can make a financial decision based on it. At the same time, the study has shown that even those homeowners who felt they understood asked for further help and advice from their surroundings. The study's conclusions are that there is a great deal of room for changing the accounting for housing co-opratives associations to make them more transparent and understandable to it ́s users. Furthermore, it was concluded that regardless of the individual's understanding of an annual report, he largely takes advantage of his surroundings as it is a major and comprehensive decision.

Housing typologies based on the traditional family no longer satisfy the needs of the majority of households. Woman-led families are impeded in their search for appropriate housing by their low wages and family responsibilities, compounded by the blindness of housing-policy makers to their existence. Historical models of collective dwellings are steeped in the ideology of the period and yield few direct practical solutions to the current dilemma. The richness of this housing, however, which evolved during a time of dramatic social change underscores the blandness of current housing solutions. Feminists insist that housing and urban design solutions should challenge the gender defined roles of "homemaker" and "childcare giver" and the restricted mobility of women in cities and suburbs. The endorsement of new housing typologies must be translated into their realisation and subsequent analysis.

The Transfer of Membership Rights and Obligations in Cooperatives The aim of the thesis is to analyse legal relations arising from the transfer of membership rights and obligations in cooperatives. I chose this topic, because Czech legal regulations of the transfer are very often ambiguous and inaccurate. In the thesis I have summed up the current Czech legislation, pointed out some practical problems and tried to solve them. The thesis is composed of three chapters, each of them dealing with different aspects of the subject to be analyzed. The first chapter defines general terminology concerning the transfer of membership rights and obligations in cooperatives. I have tried to explain the different terms used in the Czech Commercial Code and to describe their mutual relations. Chapter two focuses on detailed description of the transfer in all types of cooperatives in the Czech Republic. The first part of this chapter describes the legislative evolution of the transfer as a legal institute. Next parts of this chapter investigate the contract of transfer and its constituent elements. To reach the self-contained description, the final part describes how by-laws of the cooperatives deal with this juridical institute. Strategies for sustainable housing co-operatives in South AfricaJimoh, Richard Ajayi January 2012 (has links)
An increasing number of people are in need of housing that would improve long-term tenure for them. Private ownership is a well-known incentive for peoples’ participation in housing programmes. The current difficulties in obtaining credit for housing, following the global economic crisis, show that private individual home-ownership is not effective enough in addressing the housing needs of the low and middle income groups. As a result of this, the need to find an option that will solve the housing needs of the people became intense. However, the implementation of the co-operative housing delivery option in South Africa has not been successfully implemented as a result of the actions or the inactions of the role players. The study sought answer to the causes of the inability to successfully implement the co-operative housing approach through the use of ‘triad model’ that has to do with the ideology of co-operatives, the praxis and the organisational structures of the various housing co-operatives. The study was domiciled in a pragmatic paradigm, using the mixed methods research approach by conducting a three-stage research whereby convergent parallel design was adopted as the methodology. Questionnaires were administered to the chairpersons of the housing co-operatives identified in this stage one of the study. Stage two consisted of conducting interviews with chairpersons of six housing co-operatives using the purposive non-probability sampling method. The final stage was the survey among the members of the housing co-operatives interviewed. It was discovered, inter alia, that the membership of housing co-operatives was not voluntary; policy and legislative documents on social housing were biased against the co-operative housing approach; limited understanding of the co-operative approach exists among officials of government responsible for the implementations and a lack of training to members of the housing co-operatives by agencies of government responsible for propagating the approach was evident. Based on the findings, framework for sustainable housing co-operatives in South Africa was proposed from the strategies identified. The strategies identified were classified into the following factors: Policy and legislation; support services; education, training and information; and governance.

This diploma thesis aims to assess the issue of housing cooperatives in terms of law, accounting and tax. The part relating to law is based on Business Corporations Act and the new Civil Code. Using the coherent application example, the work tries to show the specifics related to housing associations in the field of tax and accounting, which include settlement of advances, billing advances for the normal operation of cooperati-ves, billing additional membership contributions and repair fund. In parts relating to taxes is pointed to obligations arising from tax laws. For this thesis was determined following hypothesis: Rent from members of the cooperative to cover the cost of normal operation is accounted through profit or loss.
