Unannounced on site inspections in competition The purpose of my thesis is to analyse unannounced on site inspections in the competition law with regards to the Czech and European Union legal system. The thesis is composed of six chapters. Chapter one is introductory and defines the aims of the thesis. Chapter Two briefly discusses the basic legal framework of this area of law. Chapter Three is subdivided into six subchapters and sets out the competence of competition authorities including the cooperation within the European Competition Network. Chapter Four consists of two parts and concentrates on problems resulting from specific administrative proceedings before the Office for the Protection of Competition. Chapter Five is composed of fourteen subchapters. Each of them deals with specific aspects and details of inspections in a broader perspective. Reform of commercial property leases in England

This thesis explores the arguments and evidence for reform of commercial property leases through legislative intervention. It identifies and explains the causes of landlord and tenant disputes arising mainly from poorly drafted commercial leases. It investigates the relevant codes for leasing business premises, the Law Society business lease, the regulatory reform of part II of the 1954 Act, the British Property Federation lease, and various other attempts at reform of commercial property leases. This research also investigates the potential need for ethnic minorities in commercial property to have the key legal terms of commercial property leases made available in both English and other languages. There is little previous academic research on reform of commercial property leases through legislative intervention (other than Crosby Reading reports). This research aims to contributute towards filling the gap that exists in the literature by investigating reform through legislation. This research involved semi-structured interviews with participants from five groups: lawyers, surveyors/agents, landlords, tenants and business owners. Most interviewed supported reform of commercial property leases through legislative intervention, and better guidance explaining the meaning of key legal terms of commercial property leases, especially from ethnic minority businesses.

The subject of this master thesis is analysis and assessment of effective legal regulation of the lease of business premises under Act. No. 89/2012 Coll., the Civil Code, as amended. Author's discourse is ordered into nine chapters in which related legal institutes are gathered. In the first chapter the author defines aims of this master thesis and rationalizes the necessity of special legal regulation of the lease of business premises. The second chapter of this master thesis contains a general discourse about lease in which the author outlines the system of the legal regulation and then defines the lease with its four defining elements which are the subject of the lease, relinquishment of the subject of the lease to the tenant for use, temporary character of the lease and the fact that the landlord relinquish the subject of the lease to the tenant for use against payment of the rent. This diploma thesis deals with a legal regulation of lease of apartments and the business premises after the recodification of private law. I have divided the thesis into four chapters in which I try to provide a comprehensive view on the legal legislation. I refer to fundamental changes that were connected with the recodification of lease relationship and I also compare this with the previous legal regulation, an Act of 26 February 1964 the Civil Code, and it's subsequent amendments. In this part I also evaluete it's impact on rights and obligations of contractual parties. In the new legislation the legislator paid attention to the legal framework of the lease of an apartment, especially to the lease on business premises. The most significant difference between the lease of an apartment and the lease on business premises is in it's purpose. The purpose of a lease of apartment is, particulary, to ensure housing for a lessee and his household member, however the purpose of a lease on business premises is to satisfy business aims and aims of other persons who are lessee of these premises. The subject of the master thesis is the legal regulation of lease of business premises after the effectivity of Act No. 89/2012 Coll., the civil code. The author disserts on the subject of the thesis in eight chapters, dealing with the basic juridical institutes taken over from the previous legal regulation, as well as the newly introduced juridical institutes. In the first chapter, the author defines basic institutes of a lease as a basic juridical institute. Following up, the thesis defines the lease of a business premises; the author aims on the terminology averted from the previous socialistic terminology. Consumer law is harmonised at European Union level, however, even though there are still differences in the legislation of individual states. The aim of this thesis is to describe and compare the Czech and Spanish legislation relating to consumer distance contracts and contracts concluded away from business premises. The thesis is divided into four chapters that firstly analyse the issue in both countries separately, and then provide a partial comparison. The thesis deals with an overview of the sources of consumer law, consumer policy institutions and organisations, definitions of basic concepts relating to consumer contracts, the general rules relating to all consumer contracts and at the conclusion with specific conditions that must be followed when concluding distance contracts and contracts away from business premises.

This thesis deals with the layout, construction, fire and thermal technical solution for residential building with business part. The residential complex is divided into four functional parts - underground garages, administrative, operational and residential part. This proposed building has four floors and a basement. The upper floor is sheltered by a flat roof. The constructional system is made of reinforced concrete columns and walls in the first two floors, as for the next floors the brick wall construction is used. The ceiling construction is a monolithic reinforced concrete panel with cross tension.

This diploma thesis deals with the solution of a construction of a corner gap site. A multifunctional house comprising three business establishments and nine residential units has been designed. Business premises will be used as stores. The apartments are designed for 4-member families. The multifunctional house has an atypical ground plan with a total area of 512 m2. The object has a basement and four above-ground floors, the business establishment is located on the first above-ground floor. The garage will be operated in automatic parking mode. The entire building is covered with a single-layer flat roof. The project is processed using the AutoCAD computer program.

This diploma thesis deals with the design of an end dwelling house with a café in Žatec (district of Louny). It is a partly basement, detached object on a slightly sloping terrain. The apartment building has one underground floor and three above-ground floors. It consists of six housing units of varying size and layout. On the ground floor there is a cafeteria, while on the second and third floor there are always 3 flats. The end house has an atypical ground plan and is roofed with honeycomb roof. The project is processed using the ArchiCAD computer program.

The subject of this diploma thesis is the new apartment house with business premises in the Riegrova street in Svitavy. The apartment house is located on flat land in the built-up area near the town centre. The building does not have a basement and has four floors. On the first floor there are a beauty and massage salon, a newsagent, a shoe shop, a maternal centre, entrances to the residential part and storage spaces belonging to the housing units. On the second, the third and the fourth floors there are housing units of different categories. The car park is situated outside the building. The building is made from constructional system Porotherm, the roof of the building is flat. The facade is designed with an external thermal insulation composite system. Drawings are processed in ArchiCAD 14.
