Colegio público en Chazuta

El tema desarrollado en esta tesis es un Colegio Público de nivel inicial primaria y secundaria ubicado en el distrito de Chazuta, en el departamento de San Martín. El proyecto se centra en que la infraestructura escolar logre cubrir el déficit, satisfacer las necesidades de los alumnos y saber afrontar las condiciones climatológicas del distrito. Otro de los temas centrales del proyecto es reutilizar los sistemas constructivos tradicionales característicos de las edificaciones de la selva peruana, así como poder hacer que parte de la cultura del distrito se vea reflejada en el este. El proyecto también busca aprovechar los beneficios que tiene la zona con la captación de agua de las lluvias y un sistema de paneles solares que permita iluminar parte de este. El colegio está dividido en el área de aulas y un área “pública” que planea ser compartida los fines de semana con los pobladores de la comunidad para poder “posibilitar la creación de la atmósfera adecuada para habitar, en la que cada persona puede encontrar un ambiente favorable para vivir, reposar y sentirse identificado. / The theme developed in this thesis is a public kindergarten, primary and secondary school located in Chazuta district, in the San Martin department. El project focuses on school infrastructure to cover the deficit, the needs of the students and learn to cope witch the climatic conditions of the district. Another central theme of the project is to reuse traditional constructive systems characteristic of the buildings of the Peruvian jungle, as well as being able to see reflected in the school the culture of the district. It seeks to take advantage of the benefits that the area with the capture of rainwater and solar panel system the allows us to illuminate part of this. [pt] Nesta dissertação, foi desenvolvido um estudo experimental de um sistema de pilares mistos. O modelo estrutural consiste em dois perfis I laminados ligados por conectores soldados na região das almas, e com concreto armado preenchendo a região entre os perfis. Além dos conectores ligando as almas dos perfis principais do pilar, também se têm a presença de conectores do tipo stud bolt soldados nas almas, permitindo maior interação aço-concreto e evitando a flambagem de alma. Neste trabalho, são apresentados os detalhes do sistema construtivo, evidenciando a melhor maneira de executar a fabricação do sistema misto, assim como as recomendações de projeto. Com base em resultados teóricos iniciais e nos custos inerentes à produção do sistema, desenvolveu-se um programa experimental no Laboratório de Estruturas e Materiais da PUC-Rio. Este programa experimental teve como objetivo avaliar o comportamento estrutural do sistema proposto quando sub-metido à flexão, determinar o comportamento carga x deslocamento da estrutura, a carga última de plastificação da estrutura, as dificuldades de montagem do sistema, assim como o custo benefício ao levar em conta todos os processos realizados. / [en] In this work, an experimental study on a new composite column system is developed. It consists on a double I section column connected by the webs and filled with reinforced concrete between the I sections. It also includes stud bolt connectors welded to the webs, allowing a higher steel-concrete interaction and avoiding web buckling. Throughout this work, details on the best way to fabricate the system will be provided and also project recommendations will be given. An experimental programme was developed at the Structures and Materials Laboratory of PUC-Rio. The objective of this programme was to evaluate the structural behaviour of the proposed system when submitted to a bending test, determining its load vs displacement behaviour, the ultimate plastic load, the difficulties of fabrication and the cost-benefit after considering all of the steps developed.

El presente trabajo de investigación está orientado a desarrollar un proyecto inmobiliario de una urbanización conformada por módulos de vivienda unifamiliares, ubicada en una zona periurbana del distrito de La Joya, provincia de Arequipa. El predio se caracteriza por tener un gran potencial debido al costo oportunidad del precio del terreno, que permite realizar un proyecto de este tipo. En años recientes, en el sector, se ha venido dando habilitaciones urbanas destinadas, en su totalidad, a casas de campo para los niveles socioeconómicos A y B, soslayando a familias del nivel socioeconómico D; por esta razón el proyecto representa una interesante propuesta al no contar con competencia en la oferta del sector. Este se iniciará con la habilitación urbana de un terreno de 40 896.00 m², teniendo como resultado un área útil de 25 056.00 m², distribuidos en 261 lotes de 96.00 m². En cada uno de estos lotes se edificará un módulo de vivienda unifamiliar básico de 38.29 m² de área techada. Asimismo, comprende un estudio de mercado que marcará las pautas para la definición del producto adecuado a las preferencias y necesidades del cliente objetivo. El estudio de mercado, incluso, presenta un interesante déficit entre la oferta y demanda de este tipo de vivienda en la población de la ciudad de Arequipa, el cual es redituado por el proyecto. El trabajo incluye, además, un análisis de diferentes sistemas constructivos teniendo en cuenta los siguientes indicadores: eficiencia, eficacia, mercado y normatividad. El planeamiento del proyecto se realiza tomando herramientas de Lean Construction para asegurar el cumplimiento de plazos. El trabajo culmina con un flujo de caja, el cual refleja, en sus indicadores, el atractivo académico del proyecto para potenciales inversionistas. / This research work is aimed at developing a real estate project of an urbanization formed by single-family housing modules, located in a peri-urban area of the district of La Joya, province and region Arequipa. The property is characterized by having great potential due to the opportunity cost of the land price, which allows to carry out a project of this type. In recent years, in the sector, it has been giving urban habilitations destined, in its entirety, to houses of country for the socioeconomic levels A and B, bypassing to families of the socioeconomic level D; For this reason the project represents an interesting proposal by not having competition in the supply of the sector. This will begin with the urban habilitation of a field of 40896.00 m², resulting in a useful area of 25056.00 m², distributed in 261 lots of 96.00 m². In each of these lots a basic single-family housing module of 38.29 m² of covered area will be built. It also includes a market study that will mark the guidelines for the definition of the product appropriate to the preferences and needs of the target customer. The market study, even, presents an interesting deficit between the supply and demand of this type of housing in the population of the city of Arequipa, which is hoax by the project. The work also includes an analysis of different constructive systems taking into account the following indicators: efficiency, efficiency, market and regulation. Project planning is done by taking Lean Construction tools to ensure deadlines.
