Calculated data on the amount of investment and valuation of a standard family house to compare and evaluate in what time period, age structure and in what kind of investment in construction to occur by similar adjustments to the assessment.

Guanzhong narrow courtyard is a traditional architecture form of family house in Guanzhong area in China. This project will be dedicated to my grandmother.  She used to live in such house for decades. Although she has moved to city long ago, she is still missing the life in such narrow courtyard house. Unfortunately the old house has been teared down just like most of them in Guanzhong area. So I would like to design a new house for her and explore a way to translate the traditional architecture form into a modern building.

The practical part of the thesis deals with the real estate measurement, of a family house and a housing unit in particular. It deals with the issue of measurement of each property itself, including the process of measuring it. The output of the thesis is the overall estimation of the two properties by a comparative method.

The thesis focused on the project of house in three sizes, typical countryside, in the village Struhařov near Benešov. The content of the thesis is a literal research, in which I discuss the problém of projects for new houses, of building family houses at the end of 20th century, of the reconstruction of the buildingproces of the construction of the family house. The aim of the thesis is the elaboration of the selected tyoe of the family house till the declaration of the simple construction according to the law 499/2006Sb. The selected type must meet the architectural demands first of all, so thatit does not bother the overal look of the countryside, at the same time it must alsomeet the demands of modern architecture. At the end of the thesis there is an evaluation of the choise of the type of thefamily house, of the used materials and technologies.

The diploma thesis deals with decisive factors effecting the usual price of family houses in town Břeclav. The long-term research was conducted on Czech real estate server Sreality.cz and on the server of Czech Office for Surveying, Mapping and Cadastre cuzk.cz. Based on this research the situation on real estate market was described in details in the thesis and the databases were built. Furthermore, the administrative price and the usual price were determined for three chosen family houses located in different parts of the city (in Břeclav center, in Stará Břeclav, in Poštorná). The final part of diploma thesis is devoted to the analysis of critical influences, especially the influence of the location. Both of comparison of results from individual parts of the city and comparison with existing knowledge found by search activities were made.

The main topic of the master’s thesis is the inluence of the locality on the usual price of a family house in town of Ostrava. This analysis does not only focus on usual criterias (accessibility to the center, etc.), but also addresses the specific problems of the region, eg. air quality. There is also a questionnaire survey aimed at identifying respondents' preferences regarding the choice of the ideal location for housing. For the valuation of the selected family house, two methods are selected, namely the comparative method according to the valid valuation rule and the method of market comparison, specifically the direct comparison method, which are described in more detail in the theoretical introduction. The final part deals with the comparison of the outcomes of these two methods and possible discrepancies that might arise.

The diploma thesis deals with the procedure for financing the reconstruction of the family house. This is a particular situation where the investor is fictional because of the general data protection regulation. The family house from 1935 will be reconstructed. Due to the age of some constructions, the investor decided to use extensive reconstruction which he will have to finance using foreign sources. It was chosen the financing of reconstruction by the mortgage loan where possible variants of repayment are presented. The thesis focuses on the valuation of the family house before reconstruction, during the reconstruction and on the valuation of the future after reconstruction. At the end is presented whether the reconstruction was for the investor beneficial.

Aplikace vybraných způsobů ocenění na atypický rodinný dům / Applying Selected Valuation Methods to an Atypical House

This diploma thesis is focused on the estimation value of the family house in the area of Slezská Ostrava. In the first part of the thesis, theoretical background is defined. Theoretical background describes the terms closely related to the issue of valuation and valuation methods that are applied to the family house. The next part consists of the description of the area, identification of the land, and the essential information about the family house from the construction and layout perspective. Furthermore, the thesis provides the description of the market in the area, as well as the database of comparable objects. The database of comparable objects was created, in order to determine the estimated market value of the property. Moreover, the cost price of the family house is assigned by using an itemized budget and cost method in accordance with the established regulation for valuation. Likewise, the correction proposal was created by estimating the coefficient for an atypical construction of the family house. In the conclusion of the thesis, the price shares of constructions stated in the valuation decree are compared with the price shares obtained from cost valuation methods.

This diploma thesis is about measuring of family house, creating drawings and visualization of results. The family house is located in the Brno-Žabovřesky The house was surveyed by the classical geodetic method using a survey net built using GNSS (Global Navigation Satellite System). The results of field measurements were processed in the Groma program, graphic outputs (footprints of individual floors, sections and 3D model) in the MicroStation application. The documentation can be used mainly for the planned reconstruction of the family house and other related purposes.
