Harmonization of residential & commercial mixed-use developments : investigation of regulatory issues by case studies

Mixed-use neighborhoods, which feature increased housing/job variety and density, can create pedestrian and bicycle-friendly environments by reducing dependency on vehicles and traffic congestion, and shortening distances between housing, workplaces and other destinations. Municipal regulations are vital to modern mixed-use developments due to their capability to control the direction of metropolitan growth. In this research, I have attempted to make a correlation between local regulations and current neighborhood development patterns in three well known, mixed-use neighborhoods using the case study approach. Three mixed-use neighborhoods, the North Pearl District (NPD; Portland, Oregon), South Lake Union (SLU; Seattle, Washington) and False Creek North (FCN; Vancouver, Canada), were chosen for this case study research. I examined and visualized the local regulations that pertain to mixed-use development of each neighborhood using Illustrator and SketchUp. I also analyzed and discussed U.S. Census information, including households per acre, average household size and household vehicle occupancy. The investigation indicates that among the three neighborhoods, the mixed-use regulations of FCN are the most straightforward and clear. This is reflected in the consistency between regulations and current land uses. The overall mixed degree in NPD is relatively large likely due to its incentive regulations, making itself as a highly walkable neighborhood. The local regulations in SLU are the most complicated, and focus on attracting innovative firms. In conclusion, we have conducted a study to investigate the development of mixed-use neighborhoods by scrutinizing local regulations and analyzing current situations and statistical data. The results indicated that the straightforward and incentive regulations, such as legalized neighborhood land use plan and bonus floor area ratios, benefit the mixed-use developments of neighborhoods by increasing the efficiency in land use and maximizing the mixed-use degree, thus leading to a compact, walkable and vital community. / text

ABSTRACT OUT OF THE GREYZONE: EXPLORING GREYFIELD DESIGN AND REDEVELOPMENT Konstantinos Pavlou Advisor: University of Guelph, 2013 Professor Cecelia Paine Community shopping centres in many North American suburban areas have been in decline for two decades. Failed community shopping centres, termed ‘greyfields’, have resulted in large parcels of unused lands in core urban areas, forcing residents to travel longer distances to regional malls. The decline of community shopping centres may have a number of causes, but for this study it was hypothesized that successful community shopping centres share a number of design qualities that unsuccessful shopping centres do not have. A design framework was developed based on retail design and planning literature. The framework was applied to assess an existing redevelopment, the Shops at Don Mills in Toronto. The assessment findings derived from site observations and key informant interviews resulted in a revised design framework. The final framework provides a guide to those interested in transforming commercial greyfields into vibrant components of our urban communities.

Hälsa och samhällsplanering är naturligt sammanlänkade. Strategier för att främja hälsa och välmående hos invånare i städer har dock varit olika genom tiderna. I den byggda miljön är tillgänglighet, säkerhet och attraktiva miljöer tillsammans med tillgång på arbete och stödjande sociala nätverk förutsättningar för att främja hälsa. I dagens samhällsplanering kan begreppet blandstad ses som ett ideal. Studien avser att belysa dagens stadsideal och stadsutveckling i förhållande till folkhälsa. Den kvalitativa metoden Grundad teori har använts som inspiration för insamling och bearbetning av data. Studien är baserad på kvalitativa intervjuer med tjänstemän och politiker i Göteborgs stad. Datan utgår från deras upplevelser och erfarenheter av begreppet blandstad i relation till stadsutvecklingen i Göteborg. Vidare relateras studiens resultat till ett folkhälsoperspektiv som bygger på fyra av Statens folkhälsoinstituts folkhälsomål samt vetenskap och teorier kring folkhälsa. Studiens resultat indikerar på att informanternas bild av begreppet blandstad skiljer sig i vision och verklighet. I studien framkommer att blandstad som kan bevara den sociala dimensionen har goda möjligheter att främja folkhälsa. / Health and urban planning are naturally linked together. Through time strategies have differed to promote health and well being of citizens. The built environment is through availability, safety and attractiveness, along with access to work and supportive social networks required as prior conditions to promote health. The concept of mixed-use can be seen as an ideal in urban planning of today. The study intends to shed light on today's urban ideals and urban development in relation to public health. For collection and process of data the qualitative method of Grounded theory is used as inspiration. The study is based on interviews of officials and politicians in the city of Gothenburg. The data is founded on their knowledge and experiences of mixed-use in relation to urban development in Gothenburg. In addition, the data of the study relates to a public health perspective, based on four of the public health objectives of the Swedish National Institute of Public Health a long with science and theories of public health. The result of the study indicate that the informants picture of the concept of mixed-use differ from vision and reality. From the result of the study it emerges that mixed-use that can preserve the social dimension have good possibilities to promote public health.

Nodal intensification strategy : evaluation of an analytical model in metropolitan Cape Town

Thesis (MSc (Geography and Environmental Studies))--University of Stellenbosch, 2005. / The morphological form of South African cities is deemed inefficient and fragmented. Much of the current structure has been shaped by i) the political history of the country, with major influences from the colonial and apartheid eras; and ii) suburban sprawl influenced by the use of private vehicles. This presents obstacles to the sustainable and equitable development of our cities. Since the 1990s, efforts have been made to change the development of the country in order to accommodate previously disenfranchised communities through processes of reconstruction and development. Among these efforts are policies and frameworks aimed at guiding the development and growth of cities. Among the many approaches that have been identified are land use strategies, with the central focus of promoting densification and intensification of urban development. Emphasis on densification in certain public transport corridors and decentralised nodes are in general regarded as urban restructuring elements necessary to transform South African cities into efficient and sustainable areas. However, analytical tools that can explore the possibilities and limits of public transport-orientated development are scarce at present. The University of Utrecht in the Netherlands has developed an analytical model referred to as the node-place model, which can be used to profile nodes and to determine their (re)development potential. This study makes a contribution towards efforts to support the densification concept in general and nodal intensification in particular by applying the node-place model to a selection of railway stations in the Cape Town metropolitan area in order to identify appropriate land use developments to enhance their potential. The model was found to be a useful mechanism for comparing nodes within a transport system for purposes of informing decisions regarding how the nodes should be developed. However, the model requires more accurate and disaggregated data than is generally available for the Cape Town area.

The choice of this period was determined by the changes in legislation regarding constructions in the city, articulated to the dissemination of the modernist culture in Brazil. Three different aspects were considered: a geographic point of view, in which we mapped the origins of the vertical development of the city in these decades; the point of view of the agents that enabled not only the verticalization but also the interior design of these spaces; and the study of mixed use buildings of the period, with their façades, floor plans and interiors. The apartment plants analyzed here were found in the archives of the Acropolis Magazine, as well as in the Iconographic Materials Section, both belonging to the Library of the Faculty of Architecture and Urbanism of the University of São Paulo; these plants were then compared to the possible uses of these spaces. / Esta pesquisa tem como objetivo analisar o início do processo de verticalização residencial na cidade de São Paulo, desde sua origem, em meados dos anos 1920, até a década de 1940. A escolha desse período foi determinada em razão das alterações na legislação relativa às construções na cidade, articuladas à história da disseminação da cultura modernista no Brasil. Foram considerados três pontos de vista distintos: um geográfico, em que mapeamos as origens do desenvolvimento vertical da cidade nessas décadas; o ponto de vista dos agentes que possibilitaram tanto a verticalização como o design de interiores desses espaços; e o estudo de edifícios mistos da época, com suas fachadas, plantas e interiores. Foram analisadas plantas de apartamentos desse período encontradas nos arquivos da revista Acrópole, bem como na Seção de Materiais Iconográficos, ambos pertencentes à Biblioteca da Faculdade de Arquitetura e Urbanismo da Universidade de São Paulo, plantas estas que foram confrontadas com os possíveis usos desses espaços.

This typology is not without challenges, and arguably none is more pressing than full retail occupancy. This analysis investigates the potential for start-up companies to supplement traditional retail on an interim basis. By documenting the needs and expectations of the start-up and development communities (from multiple perspectives), this study assesses the potential connection between mixed-use and the start-up company. The building is designed with five storeys with one underground and 4 aboveground floors. The property is located in a sloping terrain. There are garages with a capacity of 18 parking spaces in underground floor and a technical room. On the first floor there are business premises and the background of the apartment building. From the second to fourth floor there are flats. The main entrance to the building is north-facing.

The aim of my diploma thesis was a project of a new mixed-use building in the land register of Brno. The object is a 5 storey building that is with basement. In the basement is garage for 13 cars. The first floor will be located several shops. Between the second and the fourth floor will be dwelling units. It is covered by flat roof with Attica. I designed the project with emphasis on disposal orientation according to the cardinal points and constructed arrangements of the building. During the process I tried to use modern methods, common material and I tried to separate space for living and space for public.

The diploma thesis deals with a work out project documentation of multifunctional building. The new building is located in the cadastral area of Moravské Budějovice. The object will have two uses. The first part of the building will be used as flats and the second part will be used as office space for design company with facilities. There are three floors in the residental part where seven flats are proposed (4x 3+1, 2x 2+kk and a barrier free flat 2+1). The other part of the object has two floors with offices. Their area is about 260 m2. There are 23 parking lots for cars in the building. The roof is designed as a vegetation flat roof. The object is based on concrete foundation strips. The vertical load-bearing constructions are made of ceramics bricks, the ceillings and stairs are made of reinforced concrete.
