Reálné rozdělení nemovitosti - zemědělské usedlosti / Real Estate Division - a Farmstead

The present diploma thesis ‘Practical Division of a Real Estate – Agricultural Farmstead‘ is concerned with actual division of an agricultural homestead in XXX, the district of Olomouc. Based on the local examination which has been performed and after analyzing documents acquired from the owners, conclusions were drawn as to the possibility of dividing the estate while adhering to the applicable regulations of the civil procedure, construction law, construction technology, operational technology and economy. Valid price guidelines were used to determine the price of the estate and a comparative price of the estate was also estimated. Both price levels were also determined for the individual parts established by the practical division of the estate. The thesis consists of two basic sections. The first section focuses on theory, explaining the problem of practical division of an estate and providing a description of work of a certified expert drawing up this type of expert opinion. The second section comprises a practical part, which contains the expert opinion on the actual division of the agricultural homestead in the town of XXX in the Olomouc district.

In this diploma thesis I deal with the reconstruction of the cultural house in Czernowitz which is a town located in the Highlands. This existing object was built in the 40s of the 20th century served as Sokol which is currently used as a cultural center in the town. The building has two aboveground floors and it is partly basement. The operation of the cultural house is divided into three functional sections. Hall with relevant rooms, where are held short-term events such as balls, concerts, lectures, etc. Next there is the beer hall with the opening hours which are independent of the operation of other sections. Finally, there are 3 rooms in the building for the purpose of local interest organizations and clubs.

Although the North Bohemian region is mainly associated with the industrial rise of the second half of the nineteenth century, which altered the local scenery and cities irreversibly, there were also far more traditional constructions being built around 1900, such churches. Between their solid-state and period concept is blended the influence of the authentic architectural progression, individual impress of architects, furthermore liturgical requirements of particular beliefs and concrete visions of owner-builders. Back then the ideal image of a church was seen as the root of discussion and polemic when many theoretical texts and building regulations were originated. The submitted work observes mainly the use of modern architectonic components following authentically traditional church architecture type. It is done pre-eminently, based on written theory and architectural practices confrontation. The given discussion I pursue with Catholics, Old-Catholics and mainly with Evangelical Confessions, whose base of theoretical text is the widest and newly build churches the most numerous. The subject given is closely related to national questions, situation and purpose of the German inhabitants resided in the territory of North Bohemia. An analysis of processes in a selected company and a proposal for possible improvement in selected processes was the main goal of this diploma thesis. The "order processing" process in chosen company was analysed and optimized within this goal. This process was mapped in detail according to the individual sub-processes inside the monitored process, and an analysis was performed, including measurement, identification of weak points and a proposal for solutions leading to the required optimization. Outputs that can be presented to the company management and might serve as an input for optimization of the monitored as well as other processes, are the contribution of the thesis.

Analýza realitního trhu v regionu Strakonicko

The aim of this thesis is to proces a digest about a status of real estate market in the region of Strakonicko. While proceeding the given topic I first made a literary background research, which is above all engaged in the explanation of basic terminology connected with the real estate market and also in the theoretical description of individual segments of the market. Furthermore, I prescribed a methodology, which I later acted upon during a creation of my own thesis. In the practical part of the thesis I first of all created a detailed characteristics of the researched area and identified characterisctics of a full area. I focused especially on unemployment, job opportunities, population, infrastructure and other elements which can influence the prices of real estates. I divided the researched area into three parts according to the biggest towns in the region. In each of these I observed the prices of real estates in the individual segments. Concretely what is discussed here is the market with flats, detached houses, building ground and commercial real estates. I stated qualitative, build-technical, urbanistic and economic characteristics of agents for individual segments. Afterwards I numerically represented a price range of individual groups of real estates and analysed a real estate market.

The subject of the dissertation is the issue of the waste management with special emphasis on the recycling of the construction and demolition waste. The recourse is an analysis of the key instruments regulating the activities and behaviour of market operators in this field toward fulfilling all-society priorities and principles of the sustainable development, where special accent is put on the area of subsidy policies and programmes. The aim of the dissertation is to analyse and evaluate the setting of the selected subsidy programme in terms of economic and ecological efficiency with the emphasis on the assessment of the impact on the recipient. The subject of the research will be a priority axis 4 "Improvement of Waste Management and Removal of Old Environmental Burdens" within the Operational Programme Environment 2007 - 2013. In the literature review basic concepts and important definitions are defined, followed by the comprehensive and complex searches of the problematics from different angles of view. First of all, the global aspect of environmental protection is discussed, broader historical, legal, economic and political contexts, that are essential fundament for understanding the current and future challenges both globally regionally, are summarized. Hereafter, a more detailed description of the situation of the European Union is followed, then the overview is completed by a detailed view at the state of the problematics in the Czech Republic. Subsequent chapters are devoted to a detailed analysis of the waste management sector, again in terms of global, European and national standpoint, in the end the view is focused on the key issue of the dissertation problematics of construction and demolition waste. In the application part the fulfilling of the stated objective of the dissertation through four defined hypothesis is solved. Hypotheses verify the efficiency and appropriateness of the setting of the system of subsidies in the frame of the monitored programme. The emphasis is imposed on the assessment of the impact of the allocated subsidies to the private entities on their economic and environmental efficiency.

Porovnání investic na stáří / Comparison of investments for retirement

The aim of this thesis was to choose some types of investments and set the expected return using time series; furthermore to compare these possibilities using multi-dimensional assessment. I chose four types of investments, namely: mutual funds, life insurance, additional pension savings and building savings. I expected a monthly deposit of 1000 CZK for a period of 20 years in my thesis. In case the investor would keep this money cash or on a bank account, where he would not have to pay account fees and have a zero interest rate, he would save 240 000 CZK during this period. Based on published historical returns I modeled the expected return of the investment by means of methods of time series. For modeling the return I used the model of linear trend. The highest revaluation is expected with the additional pension savings, where the dynamic strategy brings the overall return of 414 214 CZK, the balanced strategy 379 874 CZK and the conservative strategy 333 209 CZK. The investment into mutual funds using conservative strategy brings 317 894 CZK, using balanced strategy brings the return of 314 986 CZK. When choosing the conservative strategy of life insurance the overall return is 296 071 CZK and when choosing the balanced strategy it is 292 614 CZK. The expected return of the building saving is 286 139 CZK. However, it is not recommended to opt for an investment only based on the expected return. We have to take into consideration as well the risk of the investment, input one-time fee and the overall fee (monthly or annual fees). For this reason I determined the category of the above mentioned criteria, which I set using scoring method. For the determination of the order I chose the TOPSIS method and the scoring method. Based on the carried out above methods it is certain that the best investment is investing in additional pension savings.

The primary goal of my diploma work is to point out the topic of creating the territorial study and aplicating my knowledge of territorial studies as working and analysing the territorial study in České Budejovice. In the first chapter there is the literary summary of territorial studies and urbanism in general connected with other related branches and disciplines. In the sekond charter we can find the brief description of Česke Budejovice as the city and also the detailed description of the area, we are interested in, because of working out the territorial study and using the territorial analytic materials in order to create it. The reader will learn about the general terms of town planning and urbanism and he or she will also learn about the detailed information of the project architekt's work. In the practic part of this work there is the topic of creating the territorial study in-depht and also other topics such as the limits of use for specific area, the restrictions of some branch, for example agriculture, housing developement, traffic and so on. The reader will also learn about the mening of territorial study within all its groundworks, basis, instruments, supplements and anexes. I agree that the main contribution of my work is to summarize of the general topics and parts, that the territorial study should contain and then its aplication to the territorial study of České Budejovice.

Then is characterised reverse charge system on the level Directive 2006/112/ES principle, reasons for implementation, application in the Czech republic, etc. The second part of this thesis is described the system reverse charge in civil engineering in detail. There are mentioned principles of uses. Then are analysed problems, advantages and disadvantages related to this system of taxation. These aspects evaluated the subjects of taxation a electrician, a joiner and construction company (from viewpoint customer and supplier) and tax administrator.
