Previous issue date: 2014-05-16 / Este trabalho relata o processo projetual, de concep??o at? o projeto final, de um pequeno condom?nio residencial do tipo lazer na regi?o de Pium, N?sia Floresta/RN, com ?nfase no baixo impacto ambiental, no conforto t?rmico e na qualidade espacial das habita??es. O processo consistiu de revis?o de literatura e de normas pertinentes, estudos de refer?ncias projetuais e programa??o arquitet?nica. O desenvolvimento do projeto se deteve inicialmente na viabiliza??o do empreendimento, com a defini??o do n?mero de lotes, suas disposi??es no terreno, tamanho das habita??es e localiza??o das ?reas comuns do empreendimento. Foram propostos dois tipos de casas (quatro unidades t?rreas e cinco duplex) para nove lotes, que atendem as premissas da programa??o arquitet?nica. A concep??o dos projetos arquitet?nicos come?ou com o zoneamento dos ambientes em rela??o aos lotes, que resultou na pr?-sele??o de tr?s alternativas, que foram avaliadas quanto ? qualidade espacial e desempenho ambiental. O desenvolvimento dos esbo?os se deteve na envolt?ria condizente com as diretrizes bioclim?ticas e na linguagem da proposta compat?vel com o sistema construtivo exequ?vel de menor impacto ambiental, sendo eleita a madeira do tipo eucalipto. Na fase de anteprojeto, foi adotado o Regulamento T?cnico da Qualidade para o n?vel de Efici?ncia Energ?tica Edifica??es Residenciais (RTQ-R) para a avalia??o das envolt?rias, que resultou no atendimento aos crit?rios de desempenho t?rmico e n?vel de efici?ncia ?B? para o primeiro ambiente analisado. Ap?s pequenos ajustes, principalmente de esquadrias, o n?vel de efici?ncia subiu para ?A?, demonstrando que as primeiras decis?es projetuais contribu?ram para a efici?ncia energ?tica da envolt?ria das habita??es. A proposta projetual final do condom?nio contempla, al?m do projeto dos dois tipos de casas, o projeto dos equipamentos da ?rea comum do condom?nio (portaria, sal?o multiuso e setor de apoio e de servi?os) e o memorial descritivo e de detalhes construtivos das habita??es. / This work describes the design process of a small recreational gated community in Pium,
N?sia Floresta/RN, from concept to final design stages, with emphasis on low environmental
impact, thermal comfort and the spatial quality of housing. The process consisted in a review
of the literature and relevant standards, studies of design references and architectural
programming. The project development was initially focused on the project?s feasibility, with
the definition of the number of units, implantation, size and location of the dwellings and the
common areas of the development. Two types of houses (four low rise and five duplex units)
have been proposed in order to attend the premises of architectural programming. The
conception of the architectural design began with the rooms? zoning according to the lots.
This resulted in the pre-selection of three alternatives that were evaluated in terms of spatial
quality and environmental performance. The development of sketches focused on the
envelope consistent with the bioclimatic guidelines and on the language of the compatible
proposal with the lowest possible environmental impact of the building system, which
resulted in the selection of the eucalyptus wood type. During the working drawings, the
Quality Technical Regulation for the Level of Energy Efficiency Residential Buildings (RTQ
-R) was adopted for the evaluation of the envelope, which resulted in "B" level of efficiency
for the first case. After minor adjustments, mainly in frames, the efficiency level rose to "A",
demonstrating that early project decisions contributed to the envelope energy performance.
Besides the design of the two types of units, the final proposal of the gated community
includes the design of the equipment for the common areas (entrance, multipurpose room and
support and service sector), and the descriptive texts explaining the project and construction?s
details.
