Previous issue date: 2018-02-19 / Coordenação de Aperfeiçoamento de Pessoal de Nível Superior / Esta dissertação dedica-se a analisar como as novas tendências do urbanismo nas cidades medias decorrem das inovações no setor industrial e de logística. Com a globalização, as cidades medias têm desempenhado um papel importante tanto em relação a integração quanto ao desenvolvimento regional. Diante do exposto, a cidade de Varginha, situada no sul do estado de Minas Gerais, vem desempenhando um papel de articuladora logística do espaço regional e sua localização estratégica vem atraindo indústrias de diferentes setores. Parte-se da hipótese de que as mudanças territoriais e socioambientais do município objeto de analise e municípios limítrofes (Elói Mendes, Três Corações e Três Pontas) são decorrentes da atual organização espacial e temporal do setor industrial e logístico na cidade, destacando-se o papel da BR-381 - Rodovia Fernão Dias, do Aeroporto de Varginha - Major Brigadeiro Trompowsky e do Porto Seco Sul de Minas. A pesquisa baseou-se em revisão bibliográfica, analise documental da legislação urbanística municipal de Varginha, Elói Mendes, Três Corações e Três Pontas, além da legislação aplicada aos espaços estudados, e cartográfica, comparando-se a evolução urbana das imagens aéreas do Google Earth, a fim de analisar a influência dos equipamentos urbanos na configuração territorial e socioambiental de Varginha, observando-se o avanço da urbanização e o surgimento de uma nova centralidade, impostos pelos distritos industriais e logísticos. Alem disso, foram realizadas entrevistas com indivíduos da gestão urbana, setor industrial e imobiliário visando avaliar meios de otimização do planejamento urbano na consolidação destas novas tendências. Os resultados produzidos oportunizaram a observação e analise da relação entre os rearranjos produtivos e o desenvolvimento urbano de Varginha e região. Nesse ponto, notou-se que a intensificação do desenvolvimento industrial e logístico afetou e ainda afeta a paisagem urbana e regional de forma significativa. / This dissertation is dedicated to analyze how the new tendencies of urbanism in medium-sized cities arise from innovations in the industrial and Iogistics sector. With globalization, medium-sized cities have played an important role both in integration and regional development. Considering What was said above, the city of Varginha, located in the south of the state of Minas Gerais, has been playing a logistic articulator role of the regional space and its strategic location has attracted industries from different sectors. It is based on the hypothesis that the territorial and socio-environmental changes of the municipality under analysis and neighboring municipalities (Elói Mendes, Três Corações and Três Pontas) are due to the current spatial and temporal organization of the industrial and logistic sector in the city, highlighting the role of BR-381 - Rodovia Fernão Dias, Varginha Airport - Major Brigadeiro Trompowsky and Porto Seco Sul de Minas. The research was based on a bibliographical review, documental analysis of the municipal urban Iegislation of Varginha, Elói Mendes, Três Corações and Três Pontas, besides the Iegislation applied to the spaces studied, and cartographic, comparing to the urban evolution of the aerial images of Google Earth , in order to analyze the influence of urban equipments on the territorial and socio-environmental configuration of Varginha, observing the advance of urbanization and the emergence of a new centrality imposed by the industrial and logistic districts. In addition to this, interviews were conducted With individuals from urban management, industrial and real estate sectors, in order to evaluate ways of optimizing urban planning in the consolidation of these new trends. The results produced allowed the observation and the analysis of the relationship between the productive rearrangements and the urban development of Varginha and region. At this point, it was noted that the intensification of industrial and logistic development has affected and still affects the urban and regional landscape significantly.
