<p>Aim: The aim of this thesis is to through a survey, gain information about the tenant owners knowledge concerning their own and the real estate agents rights and obligations, this to elucidate one of the factors we think play a big part in the general publics dissatisfaction about the real estate agents and the negative picture painted of them in media today. By throwing light on the assumed lack of knowledge in this area we hope to contribute to improve the information communicated to the customers so that they can feel safer when consulting a real estate agent in this matter.</p><p>Our main question in this thesis is: How much knowledge does tenant owners and tenant owners to be have concerning the division of responsibilities when it comes to selling and buying a tenant owned flat and what problems can the presumed lack of knowledge in this area lead to?</p><p>Method: We have used a combination of qualitative and quantitative methods. Data has been collected through a survey which we have put together and analyzed both based on the results we got from the survey but also based on the reactions we received from the participants. The results are presented both in text and in diagrams.</p><p>Result & Conclusions: The results we got from the survey indicate that the knowledge among our participants is much worse than what would be desired. Most of them seem to be uncertain of how buying a tenant owned flat is done and they seem not to be aware of what consequences a faulty action may lead to. In the long run this can lead to a lot of problems both for the people buying and the people selling a tenant owned flat, but also for the real estate agent.</p><p>Suggestions for future research: We can identify three main areas that we think would be interesting to investigate more.</p><p>• A similar research on house owners.</p><p>• In depth interviews with real estate agents about their experience and the problems that may occur because of the general publics lack of knowledge when it comes to the rules regarding the real estate market.</p><p>• In depth interviews with people who recently have become home owners about their experience of the service provided by the real estate agent.</p><p>Contribution of the thesis: To throw light on the lack of knowledge concerning buying and selling tenant owned flats and that way help to create a debate about the importance of taking responsibility for having the knowledge needed.</p> / <p>Syfte: Syftet med denna uppsats är att genom en undersökning av bostadsrättsinnehavares kunskap, om sina egna och fastighetsmäklarens rättigheter och skyldigheter vid en bostadsrättsaffär, belysa en av de faktorer vi tror kan ligga bakom en stor del av allmänhetens missnöje och den negativa bild som målas upp av fastighetsmäklare i media i dag. Genom att belysa den förmodade kunskapsbristen på området hoppas vi kunna bidra till att informationen gentemot kunden förbättras och att kunderna känner sig tryggare genom hela affären.</p><p>Vår huvudfråga i denna uppsats är: Hur ser kunskapsläget ut hos bostadsrättsägare eller blivande bostadsrättsägare beträffande ansvarsfördelningen vid en bostadsrättsaffär och vilka problem kan eventuella brister i denna kunskap leda till?</p><p>Metod: Vi har använt oss av en kombination av kvantitativ metod och kvalitativ metod. Data har samlats in genom en enkätundersökning som sedan har sammanställts och analyserats både utifrån de resultat vi fick in men även utifrån respondenternas reaktioner vid genomförandet. Resultaten redovisas i löpande text samt i diagramform.</p><p>Resultat & slutsats: Resultaten vi fick fram visar på att kunskapsläget bland de tillfrågade är betydligt sämre än vad som vore önskvärt. De flesta verkar vara osäkra på hur en bostadsrättsaffär går till och är inte medvetna om vilka konsekvenser ett felaktigt handlande kan få. Detta kan i förlängningen leda till en rad problem både för de som köper eller säljer en bostadsrätt, men även för mäklaren.</p><p>Förslag till fortsatt forskning: Vi ser i huvudsak 3 olika områden som skulle vara intressanta att undersöka vidare:</p><p>• En liknande undersökning på villaägare</p><p>• Djupintervjuer med mäklare angående hur de ser på och upplever de problem som kan uppstå p.g.a. allmänhetens kunskapsbrist.</p><p>• Djupintervjuer med nyblivna fastighetsägare angående deras upplevelse av fastighetsmäklartjänsten.</p><p>Uppsatsens bidrag: Att belysa kunskapsbristen beträffande bostadsrättsaffärer och på så sätt hjälpa till att skapa en debatt om vikten av eget ansvarstagande.</p>
