The climate crises is happening now and its clear, that we all need to get together in order to defeat the crises and to get in line with the Agenda 2030 by the UN. The real estate industry could play a great role in changing and speed up the way to go, but it has to be a demand. Earlier studies only focusing on the obstaclesand difficulties the real estate industry faces against environmental investments.The purpose of this study is to analyze the private real estate companies' underlying causes, that affect decision-making regarding environmental investments in their existing properties. The study's question is answered through a theory chapter and a qualitative study with five semi-structured interviews of high-ranking people in the real estate industry. In the theory chapter, literature in the area linked to the purpose of the study is presented. The theory chapter contains definitions of investment and environmental investment. Relevant theories are further linked to the question of purpose. The selected theories are the institutional, stakeholder and legitimacy theory and how these theories look at the underlying causes that guide decision-makers regarding companies' environmental investments.In the empirical data and the theory chapter, the study shows that real estate companies are positive about environmental investments if it benefits the company financially. Larger companies can and want to do more for the environment than they already do, which means that you have to convince your financiers that it is profitable. While their stakeholders expect climate-smart buildings and premises. The smaller real estate companies do not have the financial capacity required to do more than necessary. Since their stakeholders are not engaged in environmental issues or are willing to pay more to live in environmentally friendly properties. The study's question is answered by writing the underlying reasons that influence decision-making regarding environmental investments, these are profitability, pressure and signal value.
