Previous issue date: 2015-02-02 / Coordenação de Aperfeiçoamento de Pessoal de Nível Superior / Since the second half of the 1980 s, Fortaleza the capital of the State of Ceará had been transforming itself in one of the main national and international touristic destinations. In addition to its natural attributes, public policies to stimulate touristic activity have been of great relevance in this process; and government actions, both on state and local level, have given rise to the development of the hotel business in town. This paper consists in the study and the registry of the hotel evolution in Fortaleza as from the analysis of its programmatic and territorial transformations. In order to do so, the urban planning laws proposed in the period, which were considered key to the formation of a new hospitality industry in town, were examined. The alterations on the physiognomy of Beira Mar Avenue were also observed, as it is an important leisure zone of the metropolitan area of Fortaleza. As a result of the applied urban development index, the region has become a preferential place for the deployment of significant hotels and residential buildings on the last decades, reason why it was chosen as the area of study of this paper. Beginning with a bibliographic and documental research, a survey on the various existing hotels located at the chosen area was performed. These hotels were then classified, analysed and grouped in different typologies. The result of the undertaken research showed that the architectural programs of the hotels are following the urban plan alterations that have taken place in the city. They are also sensitive to public policies and influenced by the change of habits and costumes of a people, as well as by technological developments, location of the building site and section of the tourism chosen as priority. The hotel building turns out to be a program in constant transformation, always adapting itself to the different users and their ever-changing needs. / A capital do Ceará, Fortaleza, desde a segunda metade dos anos 1980, vem se transformando em um dos principais destinos turísticos tanto nacional como internacional. Além de suas características naturais, foram de grande relevância nesse processo as políticas públicas de incentivo à atividade turística e as ações dos governos estadual e municipal que ensejaram o incremento da produção hoteleira na cidade. O presente trabalho consiste no estudo e registro da evolução dos hotéis de Fortaleza com base na análise de suas transformações programáticas e espaciais. Para isso, foram examinadas as leis urbanísticas propostas e que são consideradas como indutoras da formação de um novo setor hoteleiro, bem como das alterações ocorridas na fisionomia da Avenida Beira Mar, importante área de lazer da metrópole fortalezense que, como resultado dos índices urbanísticos aplicados, tornou-se, nas últimas décadas, o local preferencial para implantação de significativos edifícios residenciais e hoteleiros, motivo pelo qual foi eleita como recorte espacial neste trabalho. Com apoio em uma pesquisa bibliográfica e documental, efetuou-se o levantamento dos diversos hotéis existentes na avenida, os quais foram, então, catalogados, analisados e agrupados em diferentes tipologias. O resultado da pesquisa empreendida demonstrou que os programas arquitetônicos de hotéis acompanham as mudanças urbanísticas que ocorrem na cidade, sofrem influência das políticas públicas, e são também bastante sensíveis às mudanças de hábitos e costumes das pessoas, bem como aos avanços tecnológicos, à localização dos terrenos e ao segmento do turismo escolhido como prioritário. O edifício hoteleiro revela-se, portanto, um programa em contínua transformação, permanentemente se adaptando às necessidades de seus diversos usuários.
