Previous issue date: 2007-09-27 / A análise dos edifícios, seus projetos e os hábitos dos usuários são alternativas para uma melhor compreensão das formas de habitar de uma sociedade. Neste sentido, e a fim de estabelecer uma perspectiva temporal, reportamos dados históricos sobre o desenvolvimento dos edifícios de apartamento na Europa e, em paralelo, no Brasil. Com o objetivo de melhor entender como os projetos arquitetônicos de edifícios verticais são concebidos em Goiânia, e o papel de cada um dos personagens do mercado imobiliário neste cenário, realizamos um levantamento (survey) de projetos de edifícios de apartamentos nos principais bairros verticais produzidos nesta cidade no ano de 2006, bem como um levantamento estatístico das opiniões dos agentes envolvidos no mercado imobiliário, usuários, empreendedores e arquitetos. Através dos projetos dos edifícios foram definidas as características gerais dos apartamentos construídos pela iniciativa privada neste período. A partir deste estudo podemos concluir que o processo de decisão relacionado ao mercado imobiliário, particularmente a construção de apartamentos, prescinde por muitas vezes da participação do arquiteto. Esta situação, entretanto, pode ser modificada através de mudanças no ensino universitário que busquem abranger a discussão deste tema, bem como implementar a educação continuada para os profissionais presentes no mercado. _______________________________________________________________________________ ABSTRACT / The analysis of buildings, their design, and the habits of the users are one of the alternatives for better understanding the forms of inhabiting of a given society. Therefore, to establish a timeline perspective some historical data on apartment building development in Europe and Brasil were studied in parallel. In order to better understand how architecture al designs projects of vertical buildings – apartments – are conceived in Goiania and the role of each character in this play we have carried out a survey of projects of vertical buildings of apartments in the main vertical neighborhoods produced in this city in the year 2006, as well as a statistical survey on the opinions of agents involved in the real state market, users, entrepreners and architects. On the basis of the projects of these buildings we were able to define general characteristics of the apartments built for the private initiative in this period. We can conclude from this work that the decision making process related to real state market relies on architects much less than it should. The steps for changing this situation initiate with the improvement of the university education, taking this subject into account, as well as with the continued education.
