The study of housing characteristics of Taiwan businessman in China — case study based on Shanghai peripheral economic and technical development park / 大陸台商幹部人員住屋選擇特性之研究-以上海周邊經濟技術開發園區為例

碩士 / 中華大學 / 建築與都市計畫學系碩士班 / 91 / In the 21st century, under circumstance of borderless global, it is foreseen that economic competition among countries has become severe in the future. Due to the demand of business growth and migration of industrial development, Taiwan's businessmen have to aggressively invest their business oversea. As a result of economic reform and open door policy, China has enjoyed a great economical growth rate, 8.5% annually for the past few years. China has now been the 6th largest economic group globally. Therefore, China is continuing to attract large companies all over the world to start their business investment and development in China. With the advantages of same language and cultural background, Taiwan businessmen have better chance and more room to start their business in China than other countries’. Till 2001, the total investment in China from Taiwan has exceeded $40 billion US dollars. Looking to the future, there will be more and more economy and trade interaction between Taiwan and China. Subsequently, the dependence between Taiwan and China will be closer and closer, which prepare themselves a good chance to become a future star on the international stage.
The study in this thesis is to investigate and analyze the demand of housing of the people, including technicians, research and development engineers, marketing personal and managers, who are sent to China to work from Taiwan. In accordance with Shang-hai area real estate development and demand-supply marketing, this study includes Shanghai area real estate distribution analysis, house location analysis, house quantitative and qualitative analysis as well as the analysis of real estate planning with various price ranges. This research is to understand what information Taiwanese really need in house hunting in Shanghai and seek an ideal location and house price ranges to meet the characteristics of Taiwanese "community characters". The work of this thesis is a guideline for aiding real estate developers to seek nice location for residential area and subdivision development. Furthermore, it is also a reference for helping Taiwanese employer to find nice residential area or dormitories for the benefit of their employee and their family.
