The Analysis of Housing Market in Shanghai City / 上海市住宅市場分析

The purpose of this study is to investigate the unprecedented changes in economic reform and living environment confronted by the people in Shanghai after accelerating economic development and fast changes of human concepts when capitalism replaces socialism. Meanwhile, an understanding of the residence models, features and opinions about the house market in a revolution of new architectural complexes and redistribution of conditions for residential districts was made to know how the consumers in Shanghai get familiar with and apply the ideas of capitalism, accept the experiences of overseas investors, develop their consumption behavior and investment ideas on residence houses and are capable of analyzing the potentially advantageous locations in Shanghis city to cope with their requirements for a proper living space and environment. When the thinking model of local residents and overseas investors is based on the same horizon, how to determine the investment strategies on the risky real estate market and comply with such strategies as a powerful weapon for investment and acquisition operations on the house market of Shanghai have become the major issue in this study.
Houses with extremely enclosed lanes used to be the primary dwelling type in Shanghai and a cultural feature of group life was developed in old communities, which also affected the living habits of local residents. Therefore, people grew up in an environment that was complicated, lack of privacy and full of mutual monitoring. Such stress resulted from a narrow living space not only affected physical and mental growth of the residents, but also established a common life structure. Facing the conflict of modern complex buildings and urban regularization, people need to rid of the outdated group life model and accept the idea of purchasing independent houses in addition to learning the concept of territories and aspiring for separate and private residence houses. Traditional type of closed lanes is being replaced by demand and economic development based investment ideas, which also become the attitude of Shanghai people gradually. An exploration on the dwelling tendency of local residents and foreigners in Shanghai will be made in this article.
Based on the earlier experience of lane life, Shanghai residents still can’t abandon and forget about the old way within a short period of time and may not understand the type of residence they need quite well. As a result, a questionnaire and interviews with the people that are about to purchase a house will be conducted to analyze the basic elements like the number of family, education, age and income while deciding and selecting requirements for dwelling houses.
Taiwanese investors, being a foreign investor in real estate of Shanghai, need to have an in-depth knowledge and understanding of the history of residence houses in Shanghai transforming from traditional houses in lanes to modern compounds as to have an insight into the living model of the group and the existence of regional ideology, which is a reasonable must for investment in real estate. Consequently, whether the frame of mind of Shanghai residents changes with the transition from traditional lane architectures to modern complex buildings or not will be analyzed. Besides, impact of the real estate market in Shanghai upon the dwelling structure, legal regulations of real estate imposed by the China government and related requirements for residence houses requested by local citizens and foreigners will be further explored. Cross analysis and statistical results will be introduced to the structure of real estate market to reveal investment and consumption issues involved in the dwelling houses of Shanghai.
