The Feasibility Study of Improving Strategies to Increase Human Tide doing Off-peak time at Sanfonzon Street,Kaohsiung City / 高雄市三鳳中街離峰時段增加人潮改善策略之可行性研究

碩士 / 高苑技術學院 / 經營管理研究所 / 92 / In recent years, speedy change on business environment and sharply growth of department store, shopping mall and supermarket, make the traditional shop street face the impact of market competition and consumer's decline. It cause the traditional shops on this street to adjust actively their manage policy for attracting people come here to consume and visit. And two day off on the weekend the policy makes the domestic traditional shop street become more special in their management. Furthermore, it comes into a phenomenon of “peak” and “off peak” difference on visitors. This research purpose to assist the business on Sanfonzon street to know off peak’s difference and its possible improvement by quantification method and with view of macroscopic and of the microcosmic. Finally by this way, it will attract more people here and achieves the goal of business continuously forever.
On the research method, we adopt the investigation of survey and deep interview. And the research’s objects are the whole 108 stores on the Sanfonzon street. We send out the questionnaires to all of them and receive 99 of total 108 questionnaires, effectively recovery rate 92%. Besides, we also make an appointment and deep discussion with two directors of Sanfonzon’s institution, present director and ex-director, and plus one officer who working in Construction bureau of Kaohsiung government. This meeting is for understand their view of feasible research for the improvement strategy of attracting more visitors on off peak period on this business street.
This questionnaire is designed to four main topics — 1. What’s off peak? 2. What’s the strategy to off peak? 3. Common will. 4. Individual variables. We research above four sections and use software SPSS10.0 to analyze data in order to find out the factors that effect Sanfonzon street’s management on off peak period.
The main conclusion of the research:
1. Our research point out some reasons cause Sanfonzon street’s visitor decline on off peak period. In general, there has "community cooperation conscious is not enough", "route sign to Sanfonzon street is not clear ", " salesman lock promotion training". In individual, the vendors think "commodity price is not transparent and public", "commodity is not in fashion enough ", "internet is not conducted into management". All above reasons impact directly Sanfonzon street’s business and development.
2. In the investigation, we get some good way to increase the visitor in off peak time.
In general, first, enhance to propagandize the concept of cooperation and flourish the business. Second, rent a common parking lot, beautify the street, set the route sign Sanfonzon streets widely, and try to win to underground street’s project. Third, enhance everybody’s foreign language, make advertising uniform, and draw up the service regulation handbook.
In individual, first, public the price and print it on the package. Uniform the price and no cut down the price each other to avoid destroying market’s quotation. Second, set more product exhibiting area, package, and develop new product. Third, cooperate with the government and set up electronic websites to sell product.
3. In fact, there have many stores willing to join the improvement of Sanfonzon streets. Through the way of cooperation with government, the first thing they want to do is to set up a website and promote the product. Establish its new own brand and change the stereotype general image for business street where can buy the Lunar New Year period’s product. All above actions are for solving the problem that people decline gradually in off peak time.
