The Simulation of the Effects of Mass Transit Stationson the Urban Land Use Pattern / 大眾運輸場站對都市土地使用型態影響之模擬

碩士 / 國立成功大學 / 都市計劃學系碩博士班 / 93 / The development plans around the Mass Transit Station area usually follow the urban planning in Taiwan now.Usually, these general plans fail to consider the factors of transit system and private land use sector. According to the developing experience of worldwide cities, urban activities tend to be concentrated around Mass Transit Stations (e.g. MRT stations).In recent years, the concept of T.O.D., which focuses on maximizing and diversifying the land use of the vicinity of mass transit stations, has become the leading principle in urban design. Based on the principles of Transit Oriented Development, this study constructs a multi-goal optimization model of land use pattern around the MRT station areas from government-private sectors point of view. Five objectives have been considered namely, maximizing the number of MRT passengers, minimizing the difference of urban land use, maximizing the net income of each household, maximizing the profit of retailers, and maximizing the profit of land developers. This multi-goal optimization model, with the decision variable as the site of MRT station, and other constraints, aims to analyze the interrelationship between transportation and land use patterns, which can be used to help planners to make the land use plan more efficiently. This model can help planners to understand the important factors influencing the land use patterns. The major findings are summarized as below:(1)The objectives indeed have trade-off relation among themselves, and the optimal site of MRT station is within the one-fourth radius of the city center;(2)Because MRT station can attract people and business investments, urban activities tend to concentrate around Mass Transit Stations, the simulation outcomes of this model showed that changes in the MRT ticket price, MRT headway, land rent and population density can influence urban activities a lot;(3)Adjust the planning population density and the resident rent can achieve T.O.D. objectives; (4)The floor-ratio control can achieve the goal of minimizing the difference of urban land use.
