Log-logistic Regression and Log-normal Regression Application in the Housing Loans / 對數邏輯斯迴歸與對數常態迴歸在房貸上的應用

碩士 / 國立高雄第一科技大學 / 風險管理與保險所 / 95 / In Taiwan, people generally like to purchase their own house but the price of a house is not affordable to everyone. As the result, people tend to largely rely on the mortgage from financial institutions. On the other hand, financial institutions have to face the problem of borrowers making irregular payments. Prepayment and default are the two irregular payment problems effecting financial institutions the most. It is necessary to explore the factors effecting prepayment and default.

The government has approved 16 new banks since 1990. With the implementation of financial holding laws, it leads to more strict competition among life insurance and other financial institutions. Since life insurance companies with special obligation and function, their financial utilization still be restricted strictly by the 146th article of Insurance Law and relational Regulations. Thus, under these limited investments, mortgage loan become one of the core business in life insurance companies. Of which house mortgage loan accounts for about 90 percent of the operational finance, it must be a required investment instrument in life insurance companies.

The object of this study is the personal housing loan customers from a life insurance company, using cases from January 2001 to December 2005, in terms of loan approval date, as the population for sampling. In this research, there are 17 variables selected to proceed with empirical analysis based on the evaluations of the borrowers characteristic, the loan of conditions, and the guarantee of conditions. By using statistical methods, log-logistic regression and log-normal regression, find out the significant factors that affect mortgage prepayment risk. The research result shows, the amount of money of the borrowed money、price、housing condition、educational level、marriage condition、guarantor、loan to value ratio and job have significant impact on prepayment risk.
