A Case Study of Mortgage Loan Strategy on Domestic Bank / 從企業角度看台灣銀行的信用評等—以上海銀行客戶為例

碩士 / 國立臺灣科技大學 / 財務金融研究所 / 98 / In this research, the housing loans of the sample bank will be analyzed by three different aspects, which are volume, price, and quality. The result of this research could be used to make strategies in response to different financial conditions and scenarios of real estate market. This research paper is consisted of three topics; first of all, the pricing model, which could measure the impact of its pricing strategies to its revenue. Secondly, optimal volume, which could derive the correlation between the changes of market share, operating conditions and the overall or regional policies. The 3rd one is about risk management, executing pre-and post management plans to control the credit quality. Due to the cross-effect of the policy implements, multi-variables are adopted in this paper, which are “average interest rate”, “interest income”, “profit contribution”, ”market share”, “balance of housing loans”, “the amount of new loans”, and “non-performing rations”. Finally, the benefit of these policies will be categorized by the changes of each variable and the conclusion will be drawn.
