碩士 / 靜宜大學 / 管理碩士在職專班 / 98 / The purpose of this study is to discuss the existing circumstances of rental suites for students and workers at the nearby universities of Taichung County. The survey method of questionnaires is adopted in this study. Students and workers are the objects of this study. There are totally 200 effective questionnaires received by the process of random sampling.
As the upgrading of life quality for the people nowadays, everyone requires much better living quality than before. Living quality is concerned not only the holistic plan, design, and internal facilities of the building, but the practical demands of the residents in the building. It may be more meaningful in such point of view. Therefore, there are four aspects shown in this study. They are discussed further in quality of service, satisfaction of tenants, the will of continuous renting, and the recommendation of public praise.
The conclusions from the results of this study are as follows.
First, the relationship between service quality and satisfaction of the rental suites is positive. That is, the better service quality of the rental suites, the higher degree of living satisfaction the tenants will have.
Second, the relationship between satisfaction and the loyalty of tenants is positive. That is, the higher degree of tenants’ living satisfaction, the higher degree of the loyalty the tenants will have. The higher degree of loyalty means that the will of continuous renting will increase.
Third, the relationship between satisfaction of tenants and public praise is positive. That is, the higher degree of tenants’ living satisfaction, the more public praise for the rental suites the tenants will bring. More public praise means that the tenants will let others who may be looking for rental suites know the good quality of the place orally or by Internet. It will increase the rental rates of the rental suites indirectly. That is, it will decrease the empty rates of the rental suites.
Concluding described above, in order to increase the will of continuous renting of the tenants and the rental rates of the rental suites, the service quality of the rental suites should be highly emphasized so that the tenants’ degree of living satisfaction will increase. While the degree of satisfaction increases, the degree of loyalty will also boost. Moreover, the great public praise of the rental suites will be conveyed.
