There are a lot of facilities such as fire fighting system, network system, energy-saving systems and sensors for intelligent architecture. These facilities need to be well maintained and managed to work properly. While the application of BIM (Building Information Modeling) technology is getting mature, it is expected, in the future, that the facility information will be in the BIM (Building Information Model) in the end of construction phase of building life cycle, and the information will be accessed or exchanged in the maintenance phase. Traditionally, for locating the facilities to be maintained, the local reference descriptions, such as room number, must be established by human. This task costs a lot of time and budget, and some errors may be made because of human mistakes. This research focuses on developing a BIM address and navigation system. The system uses BIM technology to avoid the need of generating local reference description. With the guidance of mobile device in this system, one or more workers can navigate efficiently and collaboratively in the building to check or repair the facilities. If manager discovers some facilities are not on the right location, he or she can also edit or remove the location information of the facility through mobile device and therefore reduces the information exchange and workflow complexity to increase the work efficiency.
