ABSTRACT
The purpose of this research is to expose the during of real estate trade, produce a dispute of a key and relation factor of real estate trade, illustrated by the trade event of Hi-Sa house, provide reference for a government organization of land rigister, relation an apparatus of inspection and survey, a government organization of construction and management, building company, bank, broker of house, trading of buy and sell and follow-up study, to guarantee the security and to reduce a dispute of real estate trade.
The research adopted quantitative survey and took Taipei Area people to as research subject. use agency theory as basis, It had adopted SPSS 12.0 statistic software for windows to analyze information by quantitative data we extracted. The statistic methodology which used Factor Analysis consist of descriptive analysis, MSA,KMO Measure of Sampling Adequacy and Bartlett's Test of Sphericity, extraction communalities, factors rotation, use Rotated Factor Matrix to name of factors etc.
The finding of this study are as follow:there are some correlation between the real estate trade and agency theory. secondly, the five factors of to reduce a dispute of real estate trade are land register factor, information open transparent factor, bank lend factor, specialty construction and management factor, broker of house and other correlation factor etc
