碩士 / 國立成功大學 / 企業管理學系專班 / 101 / This assessment uses econometric multiple regression & a semi-log model outcome to discuss transportation for regional house prices. The pattern of the change & its difference between stations located in different locations never been fully discussed. Hedonic price method put in place for the study. The aim of research is to explain correlation coefficient of variation of regional housing prices in KMRT Arena Station.
Empirical are as follows. First distance to the MRT Arena station affects the price. Secondly Housing property is greater than the MRT transportation factors affecting the price. Finally the policy for actual selling price property taxation on inhibitory effect is greater than luxury tax.
The KMRT was not only promoting the housing prices along the metro routes. encouraged the housing prices near the station area. MRT system has a positive impact on the property prices due to its availability & the effect should decline as distance increases.
