Factor analysis on location selection of convenience store in Shanghai / 便利商店店址選擇因素之研究—以上海地區為例

碩士 / 國立中興大學 / 高階經理人碩士在職專班 / 103 / In the past the business model for a chain of convenience stores in America, Japan and Taiwan was implemented successfully. Although many foreign-funded enterprises implanted the business model of convenience store of Taiwan and Japan to localize in China, things fell short of expectations. Referring to the past literature regarding the research on business section evaluation and location selection of convenience store in China is still deficient, so this research collects the data from a certain chain of convenience stores based on factor analysis and attempts to probe into the model for location evaluation of running the business of convenience stores in Shanghai according to validate data.
The definition and development of convenience store in China, the introduction of main foreign-funded brand chains in Shanghai and the summary of business section evaluation as well as location selection are sorted in the literature. The location selection difference between Taiwan and Shanghai is elaborated in research method.
The opened stores are investigated and evaluated items are turned into 27 quantifiable variables which are graded the weight as well as scores in this research. Lastly variables and factors are calculated by means of factor analysis to 4 common factors including business prosperousness index, life convenience index, estate rental index and traffic as well as residence index. The result can be referred as future location selection of retail business in Shanghai and applied to small business section (radius 200M) evaluation.
