Determinants of Taiwanese Oversea Real Estate Investment and Real Estate Brokerage's Strategies for Internationalization / 國人海外不動產投資影響因素與房仲業國際化策略分析

On one hand, the realty industry is constrained by law and regional factor; the degree of the industry internationalization development is far less than other industry. On the other hand, owing to the fast growing of the internet, and strong demand on oversea realty investment, more and more real estate agent starts their business on selling oversea objects and attracts more and more investor to invest in oversea market real estate market. With the above factors, the author has strong motivation to do research on oversea real estate investment. The author will first use the literature review to find out the real estate agent oversea investment strategies, then by using questionnaire to analyze and verify the business strategies. At last, in accordance with the questionnaire, the author will give some strategies advice for real estate agent.
From the empirical study, the result has shown that the current overseas investment for the future will be influenced by the wishes of real estate-related factors, the odds ratio of partial access to relevant investment information for 2.2 times, will followed by 2.7 times political stability and 2.7 times impact on property management costs. The influential of friends and relatives are also one important factors that investor invest upon oversea market. According to the analysis, compare to oversea investment broker, the domestic investment agency can provide more reliable transaction for investor. The results displayed the expected return and expected risk is statistically significant, the odds ratio are 2.1 times and 3.3 times; with powerful domestic brands that sale or suggest the investor to invest in oversea real estate market will be relatively reliable. Finally, according to the empirical study and expert interviews, the realty industry can’t neglect customer service, business integration and industry developing roadmap.
