碩士 / 靜宜大學 / 管理碩士在職專班 / 103 / This study focuses on the effects of implementing Public transportation stategy (below P.T.S. for short) strategies on housing price in Taichung MRT Station Areas. We apply hedonic price method and take official housing transaction records in Taichung as a case study. We adopt the 3Ds elements of implementing P.T.S.— density, diversity, and design for model specification and use appropriate variables to reflect the attributes which affect housing price, for analyzing the effect of P.T.S. strategies on housing price. Then we use interactive terms to reflect the combination effect of P.T.S. strategies. Furthermore, we evaluate the effect of P.T.S. strategies on housing price under different service area of MRT station. We estimate the marginal WTP price and price elasticity of individual attribute by different MRT station areas. Finally we apply the results of estimation to advance the discussion and suggestions of P.T.S. strategy in Taichung.
Empirical study shows that: First, the P.T.S. attributes variables can actually promote the housing price and they also have multiplicative combinational effect. Second, MRT station does have distinctly effect on the housing price (within and beyond 500 meters). Third, the analysis of marginal WTP price and price elasticity reveals that (1) while raising the anticipated population density and present population density, the effect on housing price which takes place in city station area would be less significant than that in local station area. (2) While raising the activity intensity, enhancing the land use mixture, and improving the pedestrian environment, the effect that takes place in city station area would be the largest among three types.
