The Determinants of Individual Investment in Overseas Real-Estate Market – An Example of Japan / 個人海外不動產投資之影響因素研究:以日本為例

overseas real-estate investment has become a new popular trend for individual
investors in the past two years. The main purpose of this study is to explore the
macro and micro factors that influence individual investors to seek investment
opportunities in overseas real-estate markets. This research focused on Japanese
real-estate market and used qualitative research to interview with five real-estate
professionals and five individual investors that have experiences in that market.
The study results show that host country’s economic, legal and tax systems
have significant influences on investment intention in Japanese real-estate market.
The major investment purpose of individual investors in real-estate market is for
profit seeking. Both professionals and individual investors regard foreign
exchange rate as the most important risk in overseas investment. The major
obstacles for individual investors in overseas real-estate market include
regulation, tax and language. Both professionals and individual interviewees
expressed that a professional agency playing as an assistance mechanism is an
important remedy for these obstacles. Lastly, this study provides some
management suggestions for practitioners.
