A Study of Selected Land Location around Public Transport System / 大眾運輸系統周邊土地開發選址之研究

碩士 / 國立成功大學 / 工程管理碩士在職專班 / 104 / In this study, construction of an evaluation selection of the concept model by the Expert System (ES), is constructed in comparison with Fuzzy Delphi Method (FDM) and Analytic Hierarchy Process (AHP), which were used in the past literature, to select criteria and obtain the weight. This study aggregated information by way of the knowledge database, to select the key criteria of evaluation selection via the selection criteria of external environmental factors from each literature according to the 80/20 principle, and obtain the score value by Simple Additive Weighting method (SAW).Those models will be used to analyze Transit-Oriented Development (TOD) and select the residential location and commercial location.

The results of this study established five different models of evaluation on transit-oriented development, transit-oriented development under residential location, residential location, transit-oriented development under commercial location, and commercial location. The relevant selection criteria with the transit-oriented development contain walking distance to the station, the public transportation system integration, road network type, degree of integration-ride facilities, the price of housing and land along MRT, land joint development strength, and diversity of land use. The relevant selection criteria with the residential location contain the life function, traffic conditions, selling rate of nearby case, the major development plan of nearby area, and road service. The relevant selection criteria with the commercial location contain the size of site, the rent level, and the intensity of the surrounding businesses. 7 of the 19 land sites were selected to change as commercial use. 3 of the 19 land sites were selected to change as residential use. 2 of the 19 land sites were selected to change as residential and commercial land mixed use. 3 of the 19 land sites were selected to change as joint development use. 4 of the 19 land sites were selected to be temporary without being developed. The results of this study can be used as a reference for selected location of the land under transit-oriented development by decision-makers.
