The Determinants of Individual Investment in Overseas Real Estate Market – An Example of Thailand / 海外房地產投資關鍵因素之研究- 以泰國為例

After several government units took control of the real estate market, there was not much room for the growth of housing price in the Taiwan real estate market. Instead, many investors have already pledged to sell Taiwan real estate, preferring to profit-taking real estate. When they appeared, they were not willing to trap funds in the real estate market. Therefore, investors will target overseas markets and seek higher return on investment and risk of diversifying funds. This study is intended to explore the risks and key influencing factors that may be encountered when investing in Thai real estate investors in Taiwan's real estate downturn, collecting and analyzing the current state of investment in Thai real estate.

This study analyzes the relevant information of Bangkok, the northern city of Chiang Mai, and the resort area of Pattaya, three different types of regions in Thailand, to confirm investor demand. This study conducted a questionnaire survey and analyzed the statistical analysis method and the variance analysis method to obtain the weight of each key factor, and proposed those key factors affecting investment in Thailand to give reference to Taiwan investors, so as to reduce the risk of investing in Thailand. This study finds that the most important factors affecting domestic investors' investment in Thai real estate are the three key factors: the terrorist attack (decree system), the political situation in Thailand, and information opacity. The key factors of the global economy, exchange rate, loans, and unfulfilled contracts (default risk) although there is no high degree of influence on investors, it is also an important consideration.

After the combined analysis of Thailand's real estate investment motives and respondents' background analysis, investors use young and middle-aged as the main investment group. Although the occupational categories are different, they still keep the same opinion on investment demand and its mobility. The investment motivation is ranked by the higher return on investment of overseas real estate. Vacations and risk diversification are the main ones. The main economic pressure during the young and middle-aged period is to obtain higher profitability with high return on investment. However, the amount of investment and the indoor space area in young and middle-aged countries are relatively small, so the choice is relatively low. In the housing price area to avoid increasing economic pressure, more than 30% of investors in the Chiang Mai area with low housing prices are favored.
