Tato diplomová práce se zabývá hodnocením finanční situace vybraného podniku formou finanční analýzy. Cílem diplomové práce je navrhnout možná opatření, která povedou ke zlepšení finanční situace v následujícím období.

The diploma´s thesis deals with the evaluation of financial leasing and credit loan efficiency when acquiring a new machine. This case study was solved in the company Dřevotvar Bystré, Ltd. Financial analysis of the company, comparison of particular offers of leasing companies and banks and cash flow prediction are the parts of the work.

This master thesis intents on analysing of economic efficiency of the investment project. Theoretical part of the thesis describes particular periods of the investment decision, what compromise a definition of more types of investments, investment projects and their classification. At the practical part of this thesis is applied the theoretical knowledge to evaluation of the planned investment, then is analysed the most profitable of the evaluated alternates and the last step is to propound next measure for the succesful realization of the project.

The master‘s thesis is focused on the economic efficiency analysis of business project of construction of harvest lines specific company. The work is used to evaluation of financial health, Porter’s five forces model, PEST and SWOT analysis, planning cash flows from the project and creation of variants for different operating conditions. To assess the suitability of the investment was used static and dynamic methods and risk analysis. The thesis includes recommendations to decision of investment.

Předmětem diplomové práce je vyhodnocení investičního návrhu do zahraničí. V teoretické části práce je důraz kladen na analýzy, jež pomáhají popsat okolí a průmysl v zemi investice. Je zde dána definice přímé zahraniční investice a práce se zmiňuje i o historii. Hlavní náplní teoretické části je příprava investice, způsoby vyhodnocení a stavba cash flow. Poslední kapitola se zabývá riskem, který vyplývá ze změn v kurzech měn. V teoretické části je provedena analýza PESTLE a Portrův model pěti sil. Jsou popsány přímé zahraniční investice v Německu a v neposlední řadě je vyhodnocena zamýšlená investice.

The thesis develops a business plan dealing with the expansion of the present business. The business plan is built on teoretic bases, than it analyses current condition in the company and finally it suggests realization of expansion including economic evaluation. This business plan should help to owner of business to make a right strategic decision.

The work deals with the determination of cash flows and evaluating the economic efficiency of a development project for the construction of residential buildings. The theoretical part explains the concepts of economic efficiency and putting their indicators, describes the business plan development activities and cash flows. The thesis also addressed the possibility of financing investment projects, as well as an analysis of the current situation of the Czech economy. In the practical part of the description is made of the entire completed project, determining the cash flows of the project and its subsequent evaluation and assessment of economic efficiency.

The thesis focuses on determination of cash flow and evaluation of economic efficiency of the development project of the residential construction in Brno. The theoretical part deals with basic evaluation of economic efficiency of investment project including the most used indicators and gives insight into the developing activity including risks that companies must count with in such projects.
