Vývoj výstavby rezidenčních nemovitostí v lokalitě Brno - Žabovřesky / Development of Construction of Residential Properties in Brno - Žabovřesky

The main task in this thesis is to clarify the development of residential properties in the locality of Brno – žabovřesky. Diploma thesis is focusing on history of this locality until present. In the thesis is described in detail survey of the significant residential buidings, historically protected villas, construction of residential complex, thus the whole constructions and their development, transformations or expansion. The work is divided into few construction periods, while the biggest and the highest quality development was during the First Republic. Components of thesis are created maps of area, which describe urban pattern of locality and emplacement some residential objects. These maps are linked by analysis of development opportunities in construction, structural built-up urban area, however it must be said, that locality, from the aspect of other possible constructions is already largely in finish.

This thesis on historical development of the construction of residential buildings and its effect on market prices of dwellings currently in Liberec accompanies the issue of correlation between architectural styles and price currently. It is divided into two parts, theoretical and practical. The theoretical part is focused on explaining concepts such as housing, housing stock, housing market and its failure, which follows the historical description of the construction of residential buildings. In other chapters of this part is talking about urban planning and housing policy. The practical part looks at this issue from the perspective of a particular town, which is Liberec. For him the basic information about the local conditions, history of architecture and subsequently through the commodities market tested real estate prices mentioned correlation and era of construction. The main source of research is in the thesis comparing average prices per m2 for each building type. During and at the end, the results are commented and compared.

Vývoj výstavby rezidenčních nemovitostí v městské části Brno-Pisárky / Development of the construction of residential properties in Brno-Pisárky

This Diploma thesis is dealing with development construction of residential real estates in the area of Brno – Pisárky from the beginning of development in the end of 19th centuries till present. It is includes the history of this area and development of this location in the future. This thesis is divided into few construction periods, where are described in detail survey of significant residential buildings including pictures and photographs. The highest quality development was during inter-war period with beginning of functionalism. Development of this area is almost finished in the seventies of 19th century and from this time it is built just a few of new buildings or building attics or reconstruction. This thesis also contains historical maps, where we can see how was the area amplify and development.
