Public attitudes toward mobile homes

General literature concerning mobile homes and specific literature concerning public attitudes toward mobile homes is presented. The literature showed the salient problems and characteristics of mobile homes. The problems were primarily associated with taxation methods, standards of development, financing, legislative and regulatory problems. All of these appear to contribute to stereotyping mobile homes with negative attitudes, which is the crux of the problem analysed in the thesis. The characteristics of mobile homes and its residents are reviewed in light of regional and national studies completed in Canada and the United States. The national studies do draw very similiar [sic]conclusions whereas the regional studies deviate somewhat and show the particular characteristics of the region, which may differ from region to region. The methodology looked at the attitudes of the public adjacent to and also some distance from different quality mobile home parks. This was accomplished through the use of a questionnaire distributed to various clusters of households in the study area of Coquitlam, British Columbia. The thesis attempts to analyse attitudes toward the problems and find the effect they play in stereotyping attitudes toward mobile homes. A series of null hypotheses were used to test the hypothesis, through the use of chi square tests and correlation analysis. A further series of sub-null hypotheses were tested through the use of t tests and correlation analysis in an attempt to delineate causal factors related to negative attitudes. The major findings showed that quality of mobile home parks was important to the public. The null hypotheses showed that the public's attitudes toward mobile homes related to their responses on quality of mobile homes. Furthermore, quality responses were found to relate to responses on the degradation of market values of residential areas adjacent to mobile home parks. It was also noticed that the stronger the stereotype attitudes then more null hypotheses were rejected and the stronger was the acceptance of the hypothesis. The thesis concludes that in view of the literature and questionnaire findings that the overall problems of mobile homes must be emendated. Correction of only some of the problems, such as standards of development, will not lead to the healthiest solution possible for mobile homes. Mobile homes are deemed an important supply of housing for people who prefer this particular life-style. Therefore, a new mobile homes policy has been recommended and a brief outline for such a policy has been proposed. Analysis of the marginal cost of writing automobile insurance

The Royal Commission on Automobile Insurance of British Columbia was established in 1966 to enquire, among other things, into the cost of providing automobile insurance by insurers to the public. This thesis is concerned with evaluating the cost of writing automobile insurance in Canada, and how this cost affects the rate making policies of the Canadian Underwriters' Association, and finally, as to the influence of the cost factor in establishing a centralized agency. In establishing a gross premium, the insurer must cover expected losses arising out of claims and cover administrative costs. Detailed accounts are kept of claims incurred by line of Insurance. However, for the expense portion only direct claims expenses are allocated by line of insurance; no accounts by line of insurance are kept for the rest of the administrative expenses. Expense accounts are submitted annually to the Superintendent of Insurance, but are not broken down by line of insurance. By using multiple regression analysis on cross sectional data for one calendar year, one can estimate the marginal costs of writing different lines of insurance. The hypothesis will be that expenses can be expressed as a linear function of premiums written by line of Insurance. In addition, it will be possible to determine whether any economies of scale are present in writing automobile insurance. The results of the statistical study indicated that the marginal cost or writing automobile insurance was between 28 and 30 percent or the gross premium, which is lower than the 33 percent expense factor currently used by the Canadian Underwriters' Association. A museum is an important type in the palette of public buildings. Most famous and iconic museums are mainly dedicated to house artworks or historical and cultural artifacts. Aside from the sheltering of the artifacts, museums often are landmarks, which contribute to the identity of a place. The few museums dedicated to the automobile is interesting because America, also called the country on the wheels has little more than very basic renovated warehouses or former factories, with little commitment to exhibiting cars in a beautiful manner. The proposal here seeks to define a space that both honors its Corvette exhibits and hopefully provides sufficient architectural character to be accepted as an institutional landmark. / Master of Architecture

La conduite automobile joue un rôle important dans notre vie de tous les jours. De l'accès éventuel à la conduite lorsque nous atteignons les 16 ans au maintien du permis de conduire lorsque nous vieillissons, détenir un permis de conduire représente un signe fort d'autonomie et de liberté dans notre société occidentale. Il est, toutefois, difficile de déterminer ce qu'est un bon conducteur. Ainsi, le développement d'outils d'évaluation de la conduite devient primordial afin d'aider les individus à maintenir leurs capacités à conduire de façon sécuritaire (Lavallière, Laurendeau, Simoneau, & Teasdale, 2011). Suite à de telles évaluations, une offre de formation se doit d'être proposée aux conducteurs afin qu'ils puissent mettre en place les correctifs nécessaires pour corriger les erreurs de conduite observées lors des évaluations. Ainsi, en offrant des rétroactions spécifiques à la conduite et un environnement de pratique simulée, le conducteur sera à même de corriger ses erreurs et idéalement de transférer les apprentissages sur la route (Lavallière, Simoneau, Laurendeau, & Teasdale, 2012). Cependant, certains problèmes de santé sont reconnus comme pouvant altérer les capacités à conduire un véhicule et mené à la perte du permis de conduire (par exemple, traumatisme crânien). Avant le retrait de celui-ci, une offre de formation similaire à celle utilisée chez les conducteurs en santé permet de cibler les difficultés de conduite, et ainsi envisager pour une personne de recouvrir les capacités requises à la conduite sécuritaire (Gamache, Lavallière, Tremblay, Simoneau, & Teasdale, 2011). Pour terminer, il importe de cibler les problématiques qui toucheront la conduite dans les prochaines années et de prévenir les prochaines collisions sur nos routes. C'est en demeurant vigilant sur l'impact des problématiques de santé que nous serons à même de mieux intervenir sur le conducteur (Lavallière, Handrigan, Teasdale, & Corbeil, 2012). La sécurité routière nous entoure constamment. Que ce soit lors de nos déplacements vers notre milieu de travail ou que nous occupions un emploi exigeant des déplacements quotidiens, la sécurité routière doit demeurer une priorité d'avant plan pour notre société. De par la recherche et les interventions terrains, nous serons à même d'améliorer le bilan routier.
