Nové využití bývalých vojenských areálů v Brně / New use of the former military sites in Brno

The aim of the work was to create a concept of land design after the former Jaselské barracks in the locality of Brno-Ponava. The proposal addresses urban ties in the area and their possible use in the coming years. The work is based on the concept of the zoning plan of Brno, where a new street connection is being created between Šumavská and Sportovní streets. A new block of flats is proposed here, containing the functions of housing, services, hotel accommodation and a multifunctional building. This project uses the potential of the area near to the city center and proposes other elements such as a new tram loop, two new streets and a living parterre oriented to the main street with commercial areas. The use of newly created courtyards in the form of front gardens and publicly accessible areas of urban greenery is also addressed here. This will create a new park inside the block itself. The proposal deals in more detail with possible layout solutions and variants of modern living in city center and offers apartments from the smallest sizes to above-standard housing layouts. The buildings facing Štefánikova Street are based on the traditional concept of facades and layouts. On the contrary, the proposed buildings in the eastern and southern part of the complex are based on the modern concept of apartment layouts and structural solutions of individual houses. In several buildings, large accessible galleries are designed, which allow to improve communication between the inhabitants of the house, but also mainly the comfort in using the house. All apartment buildings in the basement are equipped with garages designed for apartment residents. The dominant feature of the whole complex is a designed corner building and an axially mirrored hotel. For the rest of not only the locals, a simple wellness spa facility has been designed here, which gives a different view of our traditional czech spa. Designing density: increasing functionality through flexibility in single family neighborhoods

American cities have only recently come of age in the global sense. Therefore, most of our land use regulations have emphasized greenfield development issues over those of a mature city. The next wave of city building is redensification. This thesis argues that modern day, Euclidian zoning needs to be replaced in order to make the case for a sustainable mix of residential diversity, density, and affordability. Conventional zoning relies on simplistic measures to regulate density and shape the form of neighborhoods. Initially used primarily as a way to make the field of planning appear scientific and rational, these measures do not create functionally flexible neighborhoods for the changing needs of the twenty first century. Urban spaces should be thought of as a language, composed of pieces that evolve with cultural norms. Zoning must evolve to reflect current societal values, with an emphasis on environmental issues, while meeting the needs of changing market structures if cities are ever to sustainably house their populous. Zoning's inflexibility towards cultural shifts uses antiquated assumptions to force contemporary city design into a regulatory straight jacket. Using case studies within the city of Los Angeles because of its history in side-by-side integration of single family homes with a range of residential densities and supportive commercial uses, the thesis investigates three primary questions. First, under what zoning ordinances did the Los Angeles neighborhoods evolve and what lessons in functionality can be taken from their design? Second, looking at both conventional zoning and newer, form-based regulatory techniques, how does zoning affect the variety of housing types available? And third, what would a flexible zoning framework, created to support the future development of an evolving regional urbanization process and a changing social demographic, look like?

Návrh udržitelné městské struktury 21.století v rámci České republiky / Design of sustainable urban structure of the 21st century in the Czech Republic

The topic of the thesis is a design of an urban structure fitting into the 21st century amidst former military barracks in Brno Černá Pole. The area is square-shaped and defined by the borders of the streets Provazníkova, Mathonova, Bieblova, and Generála Píky. The area is currently divided among three owners: Ministry of Defence & Armed Forces, Resort of Justice, and National Cyber and Information Security Agency (NÚKIB). The premise of the thesis is to build a new city quarter which would provide Brno's citizens with housing solutions, job opportunities, cultural and leisure centres not only for the new but also for the current inhabitants. The design includes also several blocks which aggregate multiple functions: housing, commercial premises, and administrative buildings. Generous volume of space has been given to public spaces, most prominently a square with a new town hall for Brno-sever, culture centre and a park. The examined area is situated between two busy roads which is why designing a suitable connection of the area and the overall traffic situation within the area was essential. This thesis aims to unify the area, cut short the traffic connections and create a compact city quarter close to the centre of Brno.

Rehabilitace prostoru bývalých Jaselských kasáren v Brně / Rehabilitation Former Jaselsky Barracks Area in Brno

Nowadays we are building 2 main typologies of dwelling, residential appartment buildings and family houses. The residential appartment buildings are mostly established in the city center whereas family houses on the green field outside the town. Both typologies have both advantages and disadvantages. The important factors influencing decisions whether to choose the family house or the appartment living are e.g. finance, distance from working place and facilities, greenery in the surrounding, need of the individual vehicular traffic, safety for childrens, etc. Building of family housing is accompanied by the globe problem which is urban sprawl. Landscape is being destroyed at the expense of disfunctional unurban satelite developments. The project is focused on a solution for this problem by combining these two different typologies, picking the advantages and putting them together into the functional formula.
