Vývoj realitního trhu v Brně a jeho okolí / Development of the real estate market in Brno and its surroundings

This diploma thesis deals with the development of the real estate market in selected urban areas of Brno and its surroundings. First of all, it defines the basic terms and definitions that relate to the real estate market and real estate valuation. The development of factors that affect the real estate market is examined. In the next part there is an analysis of the development of realized purchase prices of flats in Brno and also a thorough analysis of the development of average offer prices of flats in Brno and in the cities of Rousínov, Šlapanice and Slavkov u Brna to compare price differences. To compare prices, three basic criteria are set, on which the development is noticeable. The last part of the work presents a comparison and evaluation of realized purchase prices and offer prices of apartments according to selected criteria in selected city districts of Brno in the years 2018-2020.

The topic of this diploma thesis deals with the solution of selected parts of building technology design of Scientific and Technical Park Triangl that is planned to be constructed in Uherske Hradiste. This complex of buildings will be used for civil, administrative and residential purposes. The thesis describes creation of foundation constructions, design of reinforced concrete frames, transportation of building materials and machinery to the building site. This thesis also contains a design and a technical report about facilities of the construction site, pre-defined mechanical assembly, control and test plans and the budgets and schedules of the construction work. Required applications to carry out the construction, suggestions for reinforcement of the foundation construction as well as financial costs are also included in the thesis.

The aim of this thesis is to find the best option of the building technology for a house. The thesis is divided into two sections – theoretical and practical. The theoretical section consists of three parts. The first part deals with theory of costs and pricing. Second part specifies types of the budgeting used in Czech Republic and the last part is focused on description of the selected construction systems used for building a house. Second section deals with description and the layout of the house, for which three budgets are set with a respect to the used option of the construction system. Furthermore, a comparison of the technical parameters as well as the costs analysis according to the TSKP is made. Finally, the optimal variant is selected with respect to the price and technical properties.

The aim of this thesis is to assess the extent to which it is levied on the usual price of houses affected by the location in the district Náchod. The theoretical part explains the basic concepts and issues in the field of valuation of real property, especially houses. There are described the most common methods used for valuation of immovable property. The practical part focuses on the description and awards selected six houses using a cost comparison method according to the decree and comparative non-regulation method. It also includes the valuation of land in a single functional unit. Acquired prices are converted to unit prices and evaluated.

The dissertation is focused on current issues in the connection with the rental price of land and construction land maps, which are addressed to practice. It deals with an overview of the development of rental and price charts in the Czech Republic and abroad. The basic precondition of the dissertation is the existence of data dealing with the relationship between rents and the usual (market, global) price of land in the price map in the Czech Republic. This area, the relationship of rents and land prices, has not yet been fully explored. The unavailability of this data can result in questioning the expert opinions for example in court proceedings. The conclusions of the dissertation illustrate, how interdependent ground rent with the price specified in price map constructions of land. The percentage of the relation I have determined to both individual cities (Prague, Brno, Olomouc), and all the Czech Republic as a whole.

MARGINAL LIKELIHOOD INFERENCE FOR FRAILTY AND MIXTURE CURE FRAILTY MODELS UNDER BIRNBAUM-SAUNDERS AND GENERALIZED BIRNBAUM-SAUNDERS DISTRIBUTIONS

Survival analytic methods help to analyze lifetime data arising from medical and reliability experiments. The popular proportional hazards model, proposed by Cox (1972), is widely used in survival analysis to study the effect of risk factors on lifetimes. An important assumption in regression type analysis is that all relative risk factors should be included in the model. However, not all relative risk factors are observed due to measurement difficulty, inaccessibility, cost considerations, and so on. These unobservable risk factors can be modelled by the so-called frailty model, originally introduced by Vaupel et al. (1979). Furthermore, the frailty model is also applicable to clustered data. Cluster data possesses the feature that observations within the same cluster share similar conditions and environment, which are sometimes difficult to observe. For example, patients from the same family share similar genetics, and patients treated in the same hospital share the same group of profes- sionals and same environmental conditions. These factors are indeed hard to quantify or measure. In addition, this type of similarity introduces correlation among subjects within clusters. In this thesis, a semi-parametric frailty model is proposed to address aforementioned issues. The baseline hazards function is approximated by a piecewise constant function and the frailty distribution is assumed to be a Birnbaum-Saunders distribution. Due to the advancement in modern medical sciences, many diseases are curable, which in turn leads to the need of incorporating cure proportion in the survival model. The frailty model discussed here is further extended to a mixture cure rate frailty model by integrating the frailty model into the mixture cure rate model proposed originally by Boag (1949) and Berkson and Gage (1952). By linking the covariates to the cure proportion through logistic/logit link function and linking observable covariates and unobservable covariates to the lifetime of the uncured population through the frailty model, we obtain a flexible model to study the effect of risk factors on lifetimes. The mixture cure frailty model can be reduced to a mixture cure model if the effect of frailty term is negligible (i.e., the variance of the frailty distribution is close to 0). On the other hand, it also reduces to the usual frailty model if the cure proportion is 0. Therefore, we can use a likelihood ratio test to test whether the reduced model is adequate to model the given data. We assume the baseline hazard to be that of Weibull distribution since Weibull distribution possesses increasing, constant or decreasing hazard rate, and the frailty distribution to be Birnbaum-Saunders distribution. D ́ıaz-Garc ́ıa and Leiva-Sa ́nchez (2005) proposed a new family of life distributions, called generalized Birnbaum-Saunders distribution, including Birnbaum-Saunders distribution as a special case. It allows for various degrees of kurtosis and skewness, and also permits unimodality as well as bimodality. Therefore, integration of a generalized Birnbaum-Saunders distribution as the frailty distribution in the mixture cure frailty model results in a very flexible model. For this general model, parameter estimation is carried out using a marginal likelihood approach. One of the difficulties in the parameter estimation is that the likelihood function is intractable. The current technology in computation enables us to develop a numerical method through Monte Carlo simulation, and in this approach, the likelihood function is approximated by the Monte Carlo method and the maximum likelihood estimates and standard errors of the model parameters are then obtained numerically by maximizing this approximate likelihood function. An EM algorithm is also developed for the Birnbaum-Saunders mixture cure frailty model. The performance of this estimation method is then assessed by simulation studies for each proposed model. Model discriminations is also performed between the Birnbaum-Saunders frailty model and the generalized Birnbaum-Saunders mixture cure frailty model. Some illustrative real life examples are presented to illustrate the models and inferential methods developed here. / Thesis / Doctor of Science (PhD)

The present diploma thesis is focused on the definition of differences resulting from the comparison of two chosen forms of doing business of a foreign person in the Czech Republic. It specifies differences from the viewpoint of the commercial law and the obligations as an accounting unit. Foremost, the thesis includes a detailed analysis from a tax point of view. The thesis involves a model example to define the precise amount of tax obligation incumbent on the both forms of business of a foreign person in the Czech Republic. This model example constitutes a basis for the final evaluation and to draw relevant conclusions. Suggestions and recommendations mentioned in this work can serve as an overview of the approach to the taxation of cross-border income and at the same time as a tool for the elimination of errors and discrepancies in connection with the chosen form of business of a foreign person in the Czech Republic.
