Orientador: Nilson Ghirardello / Banca: Norma Regina T Costantino / Banca: Telma de Barros Correia / Resumo: A arquitetura eclética destacou-se em cidades do interior paulista devido, principalmente, à presença do café e à riqueza gerada por suas plantações. No entanto, Bauru, não apresentou uma arquitetura eclética expressiva, mas possui, ainda hoje, um número significativo de construções denominadas bangalô, destinadas à classe média, que obedeciam a determinados padrões arquitetônicos, formais, técnicos e construtivos. Mesmo diante de sua quantidade significativa, ainda é pouco estudado pelos especialistas. Assim, este trabalho tem como objetivo distinguir essa habitação como elemento importante no desenvolvimento da arquitetura, reconhecendo-a como parte do contexto histórico da cidade. Para atingir esse objetivo, a pesquisa contará com levantamento bibliográfico voltado à compreensão da evolução da tipologia do Bangalô desde a Índia, sua chegada ao país e a Bauru. Pretende-se, também, caracterizar e analisar detidamente os bangalôs bauruenses, em seus espaços internos, através das plantas arquitetônicas preservadas; verificar as diversas linguagens formais utilizadas como ornamentação, bem como os materiais e técnicas construtivas aplicadas em sua construção. Esses estudos possibilitarão a análise das diferenças entre os bangalôs e as residências ecléticas da época. Deste modo, esta pesquisa detalhará o bangalô no sentido de avaliá-lo como um novo conceito de moradia erguido em Bauru a partir dos anos 1920 até meados do século XX, e que esteve presente e ainda permanece em meio... (Resumo completo, clicar acesso eletrônico abaixo) / Abstract: The eclectic architecture stood out in cities of São Paulo, due to the presence and the wealth generated by coffee plantations. Bauru city, however, did not present an expressive eclectic architecture, but it has, today, a significant numbe of buildings called "bungalow". This villa, which obeyed certain architectural, formal, technical and construction standards was aimed at the meddle class, and even before his significant amount, it is still little studied by experts. Therefore, this paper aims to distingish this housing as an important element in the development of architecture, recognizing it as part of the city historical context. To achieve this objective the research will include literature aimed at understanding the evolution of the bungalow typology since India, its arrival in the country and Bauru city. It is intended also to characterize and analyze carrefully the bungalows, in their internal spaces through the preserved architectural plants; check the various formal languages used as ornamentation, as well as construction materials and techniques used in its construction, studies that will enable the analysis of the differences between the bungalows and the eclectic residences of the time. A major concern of community planning is the integrated
use of land and its implications upon people. This statement leads to the central hypothesis of this thesis:
that the planned location of senior citizens' housing developments in the urban area should be based upon adequate knowledge of the needs and preferences of the elderly in regard to the total community.
In an attempt to gain a total perspective, a survey of five per cent of the self contained dwelling units, specifically
designed for the elderly in the city of Vancouver, is undertaken. Using multivariate contingency
tabulations (MVTAB) and the statistical package for social sciences (SPSS) programs, four principal variables,
age, length of residence in the housing project, satisfaction with the proximity to facilities, and frequency
of their use are correlated with the locational importance attributed to these selected facilities by the respondents.
The results of this study indicate that more than one half of the respondents are displeased with the location
of their present living quarters. Also, decisions
in locating residences for the elderly must be based upon the examination of a number of facilities used by this age group, as opposed to the identification of a single facility frequented most regularly. These findings

The central argument of this guide is that there are design features, details, processes, and decisions in housing development which can help the developers' return on his investment. The guidelines have 3 purposes: 1. to improve the developer's awareness of the major problems in housing development; 2. to lessen the risks of front end costs (professional fees, landholding costs, interest on borrowed capital, etc. before project approval and up to final sales) as governmental agencies overseeing development proliferate and public resistance becomes sophisticated; 3. to demonstrate that design (sophistication, elegance, expertise) does not necessarily cut into the developer's profit but can increase that profit and reduce the risks associated with it.
Three ways in which design features may relate to development profit are examined in the guidelines. 1) Cost Reduction: imaginative and careful design can reduce the materials required, lessen the amount of energy consumed, optimize on free or existing resources, and improve the efficiency of construction. 2) Delay Prevention: complete design proposals will avoid errors and omissions on the plans, provide early coordination among the design team, utility and servicing companies and the levels of government involved, and address the concerns of the public and governmental planners to lessen resistance to project approval. 3) Marketability: the manner in which features of the site are dealt with and used in the development, and the inclusion of certain design features have strong market appeal which give the developer a competitive 'edge with sales or leasing.
The guide is broken into four chapters, each a main area of concern in housing development: the site; the infrastructure; the open space system; and the dwelling unit. In each chapter there are nine to twelve sections; the section is a design feature, item or process. Each section introduces the design feature, lists points of concern, aspects to be considered, and may have some recommendations to be followed. The ways this feature can help profit are listed according to Cost Reduction, Delay Prevention, and Marketability.
