Hundred Holiday Homes

I have created a modular concept for holiday homes that is shared by hundred families. The concept uses simple means - to improve the quality of life for many people. My aim has been to create a system for maximizing the use of the buildings and efficiently use the benefits of sharing. To keep cost down in order to make the concept as accessible as possible for the average consumer.Therefore the materials and construction have been carefully planned in order to minimize cost at initial building process and maintenance in the long term.  Hundred Holiday Homes- is a concept that - • Makes living in nature available to people of all         economic means - Increases availability • Bring people together – Increased social exposure • Uses buildings more efficiently – Maximizes utilization  • Modular building blocks - Easier adaptation for future neeads • All this whilst reducing the environmental impact         by 71%  - Reduced footprint

Det dolda bostadsutbudet : En undersökning av alternativa bostäder i Skellefteå kommun

Large parts of northern Sweden have seen a fast increase in many new job opportunities. Skellefteå municipality is the most prominent example of this. The company Northvolt established a factory there in 2017 which has led to a fast increase in population. This has largely been seen as positive, however it has also caused many problems for the municipality. The most pressing problem is housing. It has been hard to build new housing at a fast enough pace to match the increasing population, this has led to a housing shortage in Skellefteå.  The aim of this essay is to examine the possibilities of converting and using second homes as permanent housing in Skellefteå Municipality. Deserted houses will also be included to a lesser extent. This will be done by analyzing previous research and reports and by taking second homes from broker websites and analyzing the price and other factors in ArcGIS Pro as well as the potential costs of renovation. The results show that five types of second homes could be converted into permanent housing at a somewhat reasonable price. While many second homes are cheaper than apartments, they are still quite expensive if the costs of renovations are included. It is unclear if using second homes as permanent housing could have a large impact on the housing shortage in Skellefteå, and more research is needed to say anything for certain. Deserted houses could be converted to permanent housing, but it is unclear if there is an interest in doing so, since it could be very expensive and tedious to renovate these houses.

Evropský trh rekreačních nemovitostí / European real estate market of holiday homes

The master thesis examines the real estate market of holiday homes (also called second homes) in France and in the Czech Republic. The aim of the thesis is to compare the both markets on the basis of analyses and comparison of acquired information. The thesis focuses on the aspects which directly influence the market, the supply and the price of holiday homes. The thesis is divided into five chapters. The first chapter presents the actual situation of research on the subject, the methodology and the structure of this thesis. The second chapter defines term holiday home and the typology of holiday homes. The third chapter separately analyses and then compares the Czech and French real estate market of holiday homes in terms of its size, typology of owners, taxation and charges of the holiday home. The fourth chapter focuses on sale of the holiday home and the factors which influence the value and the price of house. The last chapter examines types of the holiday homes, their supply and their price in two particular markets, Limousin and the Plzeň Region. The conclusion of the thesis is the recognition that the markets of both surveyed countries could have the potential for the development.

Thesis process of basic terms related to the real estate market and real estate sales. The study also addressed overview of our segments in the real estate market in Lipensko, their characteristics, construction, engineering, urban planning, and economic factors. It´s about the village of Horní Planá, Černá v Pošumaví, Frymburk and Lipno nad Vltavou. In Lipno nad Vltavou are always chosen for each segment three representatives who are investigated and subsequently compared. The work also points to the trends in the real estate market in this area.
