Submitted in fulfilment of the Degree Master of Applied Arts in Interior Design, Durban University of Technology, 2016. / This study discusses the impact of modernisation of rural homestead living spaces on dwellers in a selected area of Umbumbulu, south of Durban Kwa-Zulu Natal South Africa. The study was conducted after a change was noticed within the rural homesteads built environment. Factors responsible for the changes in building/ dwelling shape, size, style, as well as the choice of materials (SSSM) used were discussed. The study further examined the impact of the listed changes within the social context of Umbumbulu’s rural dwellers, while addressing in-depth questions around the topic of modernisation, especially within the confines of rural homesteads and living spaces.
A qualitative research approach was employed where an interpretative research paradigm was chosen as a theoretical framework for the study. Data consisted of seven semi structured interviews. The research design consisted of themes, the analysis, as well as the findings in relation to literature.
The conclusion showed what the rural dwellers understand about modernisation in a rural context, as well as how it has impacted the changes in building/ dwelling shape, size, style, as well as in the choice of materials used. Three identifiable themes were discussed namely: 1. modernisation; 2. change in building shape, style, size and materials; and 3. positive living experience. Links were made between the themes which in turn indicate how modernisation has had an impact on rural homestead living spaces and dwellers. / M

Inclusion of home ownership in national housing policy indicates that home ownership should be available to everyone. National housing policy is assumed by the author to be contained in the Housing Act of 1949: a decent home and suitable living environment for all Americans. Findings are that preferential treatment of homeowners embodied in the U.S. tax and financial structure conflicts with restrictive monetary policy and with a full employment fiscal policy. Home ownership does not meet the needs of contemporary lifestyles or of low income families. Fiscal zoning restricts access to housing for low income families. The conclusion of this thesis is that home ownership is not available to all Americans under the present federal housing programs, and therefore should not be included in national housing policy.

This master's thesis investigates the economic factors that are affecting the financial decision-making of educated, middle to upper class Millennials in Los Angeles, California. This thesis explores how economic factors, preferences, and self-efficacy interact to determine housing pathways. This thesis also asks whether Millennials in Los Angeles will be able to afford homes and how the cultural narrative of the American Dream affects preferences. In order to answer these questions, twenty in person interviews are conducted with residents of Los Angeles in which they are asked about their values and preferences regarding housing, and the economic factors they are currently facing. This thesis finds that participants are struggling to navigate through economic factors such as student loans, a changing labor market, urbanization, high cost of living, stagnating wages, and high housing prices. This thesis finds that participants are experiencing low self-efficacy when it comes to finances, which seems to be a proportional reaction to the current economic climate. This thesis also finds that most participants want to own homes, however, in reality very few will be able to afford to buy homes in Los Angeles and will have to rent indefinitely. Lastly, this thesis finds that participants are rejecting the old American dream and that their preferences and values are different from baby boomers', however the housing market has not yet evolved to meet the demand of those changing preferences.

It has long been acknowledged that housing is essential for access to employment, social services, healthcare, and other forms of assistance that help move people out of poverty. Through identifying dimensions of housing insecurity, policymakers, as well as researchers, will have a better understanding of the protective factors that make families more secure and the risk factors that raise their level of insecurity. These analyses use resident and non-resident, low-income, urban fathers’ responses to the five publicly available waves of the Fragile Families and Child Wellbeing (n = 4378) dataset to examine the relationship between protective and risk factors and housing insecurity. As access to protective factors increases, fathers’ risk of housing semi-insecurity and insecurity decreases, and as fathers are more exposed to risk factors, both their housing semi-insecurity and insecurity risks increase.
