Over the last forty years, China has been facing major problems resuIting from rapid urban growth. In the last decades, great efforts were made to solve the dramatic housing shortage and to improve the appalling living conditions in overcrowded areas. In 1990, the Beijing municipal government launched a program for the renewal of the old city center. A series of residential projects has been implemented in traditional neighborhoods since then which have affected the character of the old city and the lives of its residents. So far, very few studies have been conducted to assess the implementation of the renewal program. This thesis provides an overview of the regeneration projects implemented in the inner-city of Beijing since 1990. It identifies the diverse approaches currently used, along with their impacts on the traditional environment and its population. The main weaknesses of the renewal program are discussed and suggestions are made for its future transformation.

Opportunities for open building to support China's urban housing production operating on a market model

As China's economy continues to grow, the problem of meeting urban residents' diverse housing requirements has become more and more important for government, housing developers, and architects. In western countries, especially in European countries and Japan, the "open building" concept is increasingly recognized as an alternative to the conventional approach in the housing sector, and many projects have been built. This thesis asks whether changing the housing process in the market-based urban housing production system in China can provide new and profitable opportunities for those business types which already set the stage for open building implementation in selected parts of the Chinese urban housing market.The thesis first studies China's urban housing development history and the current housing market. The changing roles of housing consumers and the characteristics of the market-based urban housing production system indicate that the open building process might be useful at least in some parts of the Chinese housing market.The second focus of this thesis is a study of a townhouse, one of four popular housing types in China. A townhouse in the market is chosen as a reference to demonstrate the principles of the open building process, showing the design and technical possibilities for this method in that context.The third focus is the study of an existing decoration company with successful experience in residential projects and an attempt to show that the open building approach is a possible outgrowth of an already operating process.In conclusion, the thesis seeks to demonstrate that open building will not only benefit companies and housing consumers in China's urban housing sector, but also promote the development of sustainability in the residential sector. / Department of Architecture

The Impacts of China Housing Reform on Residents' Living Conditions

This thesis uses a 2005 survey of Beijing residents to examine how housing conditions vary among different housing sources and across various population groups. Results indicate that people who owned their housing reported better housing conditions (larger space and better satisfaction with open space and landscape quality) than renters; residents living in privately developed housing reported better conditions than those living in publicly developed housing. People at a younger age (<40) group and higher income residents relied on multiple housing sources to obtain homeownership, while older-age (>50) and lower-income residents relied on purchasing past public housing or public-subsidized affordable housing to achieve homeownership. Urban housing policy and housing commercialization in socialist countries : China and Hungary

Housing was considered a public good rather than a marketable commodity at the early stage in the development of most socialist countries. Governments in those countries assumed full responsibility for urban housing finance, construction, allocation, management, maintenance and rehabilitation. A policy of low official rents and high subsidies was adopted as the method to ensure that all urban residents would have access to the state built housing stock. Success in solving the housing problem was to be a showpiece for the socialist countries. However, after approximately forty years of development of the socialist housing economy, many urban residents in countries such as China and Hungary still face severe housing problems. The governments in these two countries have initiated a variety of new efforts in recent years in an attempt to improve the living conditions of their urban residents. In spite of this, many urban housing problems persist and some are even becoming worse. In view of this situation, both governments have introduced new housing policies which recognize certain aspects of housing as a commodity within the socialist economy. A major aim of these new policies is to encourage individual financial participation in residential construction. This approach, commonly referred to as the policy of housing commercialization, is considered by government to be a feasible approach to resolving the tenacious urban housing problem and an effective means to significantly improve living conditions for all urban residents. By undertaking a comparative study of China's and Hungary's urban housing policies, housing delivery systems and housing problems, this research endeavours to describe and assess the rationale and other associated factors behind this housing policy transformation in both China and Hungary.
