Intra-metropolitan office location : an examination of land and building costs as criteria in the decision to locate offices

This thesis reviews office location as a facet of urban spatial arrangements. An analytical framework is presented within which office locators may assess the suitability of alternative locations for the furtherance of office activity. Particularly, this thesis is concerned with office location criteria involved in the decision to locate offices in an intrametropolitan context. Location factors are made explicit with land and building costs subjected to extensive analysis. Relationships are hypothesized between land values and construction costs of office premises and the location of those premises across the metropolitan region. Regression and comparative analyses are utilized to test and determine the significance of these hypotheses. All data relate to the Greater Vancouver Region. This study concludes firstly that there is no linear relationship that adequately describes or predicts changes in assessed land values and construction costs per unit area of net rentable office floor space. Secondly, construction costs per square foot of net rentable floor space are significantly greater at central city locations as opposed to suburban locations. Thirdly, that there is an insignificant difference in assessed land values per square foot of net rentable office floor space as between central city and suburban sites. If assessed land values are a fair indicator of relative market value of office sites then it is implied that there is an insignificant differential in market values, and subsequently the cost of land, per square foot of net rentable office floor space. / Business, Sauder School of / Real Estate Division / Graduate

A knowledge-based system for highway location

Knowledge-based systems are increasingly popular in a variety of fields. These systems may provide an elegant and comprehensive framework for the solution of ill-structured, complex problems that traditional computer systems cannot handle. This paper describes the implementation process of a prototype knowledge-based system designed to help in the task of locating and evaluating highway corridors, taking into account environmental, social and economic factors. The applicability of the approach to other engineering problems is also analyzed as well as the relative merits of alternate implementation tools. The most significant aspects of the system presented are its transparent reasoning, provided by extensive explanation facilities, the original spatial data representation structures it uses and the implementation of fuzzy operators to deal with uncertain information. The system presented has a comparatively reduced knowledge base and therefore does not achieve the level of performance expected from experts in the field. However, it does demonstrate how relatively new Artificial Intelligence techniques can be used in conjunction with conventional techniques to model a typical Civil Engineering problem. / Applied Science, Faculty of / Civil Engineering, Department of / Graduate

(Geography) / Republiek Voedsel (Edms) Bpk. was established in 1981 with the purpose of owning and operating KFC restaurants in South Africa and today successfully operates 40 KFC restaurants in Gauteng, the Free State, Northern Cape and North-West Province. This study endeavoured to create a model that could be used as an instrument to ensure that all possible variables influencing the selection of a site were considered when deciding where to build a KFC restaurant. The creation and use of an analogue data base containing the market variables, operational requirements and financial performance of all the Company's restaurants were fundamental to the success of the model. In general, the model should enable the researcher to identify under-utilized as well as non-utilized markets. Shortcomings in respect of existing restaurants and missed opportunities in the market area would be identified and exploited for the benefit of the market population and KFC/Republiek Voedsel. The specific purpose of this study was to test the validity of the proposed site selection model in the town of Edenvale, where the existing KFC is more than 10 years old. The market population characteristics, trade zone borders, market competition and traffic generators, all factors that influence the purchase pattern of the existing KFC customer base, were determined through a sample study.
