Essays on the microstructure of the market pre-opening period

This thesis consists of three related essays that examine investors' order submission strategies during the pre-opening period on the Malta Stock Exchange. The pre-opening is a period of liquidity formation and price discovery characterised by the absence of trade execution. The three essays collectively examine the information content of the order book in relation to: the intensity of order submissions, the aggressiveness of investors' order placement strategy and the determination of returns generated over the pre-opening period.The first essay empirically investigates if public information concerning the current state of the order book impacts the duration between order arrivals. Utilizing an augmented ACD model, the research reveals that the information which can be inferred from the characteristics of incoming orders has a more significant impact on the intensity of buy order submissions as compared to sell order submissions during the pre-opening period. Furthermore, prospective buyers appear to be more responsive to liquidity provided by the sell side than the reverse. Locked or crossed order submissions tend to increases (decreases) the intensity of order flow on the own (opposite) side of the order book, corroborating Cao et al. (2000) that such order-types contain informative signals about the fundamental value of the asset.The second essay analyses the impact of limit order book information on the aggressiveness observed in the submission, revision and cancellation of limit orders during the market pre-opening period. The empirical results indicate that the aggressiveness of order submissions and forward price revisions react both to the existing and subsequent changes in the execution probability at market opening, driven in part by the depth on either side of the order book. The aggressiveness of order cancellations increases on both sides of the order book when the depth at the top of the ask order book increases. In addition, the results suggest that the order book height and size of the inside spread impacts the aggressiveness of order submissions, revisions and cancellations.The third essay studies the contribution of the pre-opening period to the daily price discovery process and the factors that impact the return generated over this period. The results indicate that approximately one third of daily price discovery occurs in the pre-opening period. In addition, the impact of relative depth and height of the overnight and opening order book are concentrated at the top of the order book. Furthermore, cumulative changes to relative depth attributable to order submissions most significantly impact the opening returns of less actively traded stocks. The results show a strong relationship between opening returns and cumulative changes in the relative height along the order book attributable to order submissions, cancellations and forward and backward price revisions over the pre-opening period.

The diploma thesis deals with the Kamenna district with a specific area of housing. It describes its history, morphology, today's life and its virtues and shady pages. Approaching today's issues of this location and approach or view of stakeholders. In addition, eight properties are instantiated in the work. These properties are selected from the so-called „Upper Kamenka“ and „Lower Kamenka“ (four from each part) to ensure comparable technical advantages and disadvantages of individual parts. Technical disadvantages such as absence of sewerage and geological survey on the sloping slope in one of the mentioned objects. Comparing methodology to the comparison method according to Decree No. 441/2013 Coll. in current version, Comparison method-market price and cost method according to Decree No. 441/2013 Coll. in current version. At the end of the work, the author undertakes a discussion about negotiating the price and explains the great diversity of the results.

This diploma thesis deals with the valuation of selected land in the city district of Brno – Soběšice. In the introductory part of the thesis there are mentioned important terms and methods related to real estate valuation, which are necessary to know for land valuation purposes. Furthermore, the thesis provides information on the valued land, which is currently applied for a territorial change in its use, this process and the whole process of territorial change in the city of Brno is briefly described in a separate chapter. Then the determined and market price is determined for the assessed land in three stages of land use in the land use plan. Individual stages, price effects and possible reasons for price differences are commented. The conclusion is devoted to the evaluation of results.

This thesis deals with evaluation of the impact of town and country planning on the administrative land price and the market land price in cadastral area Medlánky in the corporate town of Brno. By a case study it is simulated that the selected plot is an agricultural land, a land designated for building-up according to ground plan and finally a building land. The land prices are determined by the applicable valuation rules and by market price at each step. The influence of land networking on the final land price is solved as a part of this thesis. Based on the obtained results it is evaluated, how the various stages of planning affect the price of land and what is the difference due.

The aim of this study was to determine the most appropriate valuation method used for market valuation of forest property in the Czech Republic and to determine suitability for defined types of forest properties. Secondly, the aim was to compare market values with prices assessed determined by administrative methods according to Valuation Decree. Additionally, definitions and historical evolution relating to valuation of forest property and specificities of forest properties have been presented. In the theoretical part the study is analysing and comparing the evaluation methods. There are six forest properties from The Czech Republic evaluated in the practical part of the study. Four methods of evaluation have been demonstrated. The study compares used methods and evaluates suitability of each method for presented forest properties.

This thesis focuses on assessing the differences in prices of garages in various areas of the town of Olomouc. To state the differences two methods were used: the cost-based appraising method and the comparative method. In addition, market price were stated and compared to the administrative one. There were fifteen garages selected for the purpose of this text. In the first part of this work basic concepts are defined. The following part is descriptive and brings the town of Olomouc into focus. Further on, particular ways of appraising are explained. Next, the selected garages are introduced and appraised. In conclusion, based on given facts, the factors influencing prices of garages are assessed as well as the causes of discrepancies between prices stated with the use of different methods.
