Initially, the methodology adopted was to grasp the subjects? center and centralities, mentioning authors who have investigated this and determined the role of centers and centralities within the cities. The city of Campinas is the subject of study selected where we look back to its history with emphasis on the formation of its intra-urban roads, or highways, to conclude that these systems have generated a fragmented city. After understanding the type of city and the type of centralities, we sought spotlights in the urban terminals of centralities which could exercise some sort of influence over the regions. Based on that, three terminals in different regions of the city were chosen: the Central Terminal, the Ouro Verde Terminal, and the Dom Terminal. The Central terminal, located in the traditional and historic center of the city, determines the patterns to be adopted by the newest centralities. The Ouro Verde Terminal, since we seek some kind of centrality on the periphery of the city, highlights that this region stands mainly because it has the largest number of travelers, with the exception of the Central Terminal, and besides that, its surrounding is a reference of centrality in the region. The last terminal analyzed is the Dom Terminal, which leads us to the study of the Parque Dom Pedro Shopping Mall with its representativeness in the region, which stands out from the terminal and is the focus of centrality and reference in the region, inducing the type of urbanity in these surroundings and, enhancing even more a city for automobiles, a characteristic of a fragmented city. / Este trabalho de mestrado possui como objetivo compreender o que seriam as novas centralidades em Campinas e a partir delas entender que tipo de influ?ncia elas geram no tecido urbano e at? mesmo nas rela??es sociais do seu entorno. A metodologia adotada por este trabalho, inicialmente, foi um resgate sobre o tema centro e centralidade, mencionado autores que discorrem sobre o assunto e determinam o papel destes centros e centralidades no espa?o das cidades. A cidade de Campinas foi o objeto de estudo escolhido e recorremos ? sua hist?ria, com ?nfase na forma??o dos seus vi?rios intraurbanos e at? mesmo rodovi?rios, para concluir que estes sistemas geraram uma cidade fragmentada. Ap?s entender o tipo de cidade e os tipos de centralidades, buscou-se nos terminais urbanos focos de centralidade que pudessem exercer sobre as suas regi?es algum tipo de influ?ncia. Com isso foram escolhidos tr?s terminais em regi?es diferentes da cidade: o Terminal Central, localizado no centro tradicional e hist?rico da cidade, que determina padr?es a serem adotados pelas centralidades mais novas; o Terminal Ouro Verde, j? que buscamos na periferia da cidade algum tipo de centralidade, ressaltando que a regi?o se destaca, primordialmente, por possuir o maior n?mero de viagens fora o Terminal Central e, al?m disto, o seu entorno ? refer?ncia de centralidade na regi?o; o Terminal Dom, ?ltimo terminal analisado, que nos encaminhou para a an?lise do Parque Dom Pedro Shopping, que, com sua representatividade na regi?o, sobressai ao terminal e ? o foco de centralidade e refer?ncia na regi?o, induzindo tamb?m o tipo de urbanidade no seu entorno e potencializando ainda mais uma cidade para o autom?vel, cidade est? que se caracteriza por ser uma cidade fragmentada.

Algumas intervenções imobiliárias pontuais, adotadas com o objetivo de promover o aumento de atividades econômicas e de serviços de atendimento à população, além de melhorar a inserção da localidade na geografia do capital global têm, na verdade, contribuído fortemente para que o processo de internacionalização econômica reforce na cidade sua lógica de fragmentação. A pesquisa destacou a importância crescente das cidades médias brasileiras e de Juiz de Fora em particular, em um cenário marcado por transformações socioeconômicas, políticas e técnicas, de complexa divisão social e territorial do trabalho, com desdobramentos sobre o processo de urbanização e configuração da rede urbana nacional. A análise da dinâmica demográfica e econômica atual do município e microrregião permitiu constatar o papel de destaque que Juiz de Fora desempenha no contexto urbanoregional, com concentração de atividades industriais e ligadas ao comércio e serviços, o que auxiliou na compreensão da importância que determinados serviços, especialmente aqueles vinculados ao terciário superior, assumem para a população local e dos municípios vizinhos. Além disso, a partir de dados referentes ao valor venal da terra urbana dos últimos anos, disponibilizados pelo poder público municipal, verificou-se que empreendimentos imobiliários recentes, vinculados à dinâmica imobiliária em curso, bem como a implantação de determinados equipamentos urbanos na área de estudo, efetivados através de parcerias público-privadas, contribuíram para o processo de valorização da terra e transformações do ambiente construído. Tais empreendimentos relacionam-se à produção de novas morfologias e centralidade urbana, a qual apresenta grande valor de localização e integração aos fluxos comerciais e financeiros em diferentes escalas. Todavia, a despeito do dinamismo imobiliário, com concentração de capitais e processo de modernização em curso nas principais vias de circulação do eixo sul-oeste de Juiz de Fora, o centro ainda apresenta grande importância econômica, política, cultural e simbólica, congregando habitação, comércio e serviços diversificados, além de grande densidade de consumidores locais e regionais, o que culmina por reforçar sua centralidade intraurbana. / This study aims to understand the process of production of urban space in Juiz de Fora-MG, especially in the south-west axis of the city, considering the current dynamics of the real estate sector and the creation of new centralities. Some real estate ad hoc interventions, adopted with the aim of promoting the increase of economic activities and care services to the population, not only improve the insertion of the location in the geography of global capital, but also have given their contribution so that the process of economic internationalization strengthens the city´s logic of fragmentation. The research highlighted the growing importance of medium-size cities in Brazil and Juiz de Fora in particular, in a scenario marked by socioeconomic changes, policies and techniques of complex social and territorial labor division, with consequences on the process of urbanization and on the configuration of the national urban network. The analysis of the current demographic and economic dynamics of the city and micro region has revealed the prominent role Juiz de For a plays in the urban regions, with the concentration of industrial, trade and services related activities, which helped to understand the importance that certain services, especially those related to the upper tertiary, have for the local population and neighboring counties. In addition, data from the market value of urban land in recent years, made available by the municipal government, found that recent real estate enterprises connected to the ongoing real estate dynamics as well as the implementation of certain urban facilities within the area of study, effected through public-private partnerships, have contributed to the process of land valuation and the transformation of the built environment. Such projects relate to the production of new morphologies and urban centralities, which has great location value and integration to trade and financial flows in different scales. However, despite the real estate dynamics, with the concentration of capital and the modernization process underway in the main roads of the south-west axis of Juiz de Fora, the city center still has great economic, political, cultural and symbolic importance, bringing together housing, trade and diversified services, besides high density of local and regional consumers, which culminates in the strengthening of its intra-urban centrality.
