Según el Instituto Nacional de Estadística e Informática (INEI), en la provincia de Trujillo, departamento de La Libertad se evidencia un problema de déficit habitacional. Esta entidad revela que existen 41 mil familias con necesidades habitacionales, principalmente en los estratos socioeconómicos C y D; asimismo indica que esta cantidad continuará incrementándose. Estas familias de ingresos medios y bajos luchan por acceder a viviendas adecuadas que satisfagan sus necesidades básicas; la falta de recursos económicos y la dificultad para acceder a préstamos hipotecarios, agravan aún más su situación. Ante este relevante problema social, se propone desarrollar el proyecto “Vivienda+”, enfocado en la producción y comercialización de casas modulares. Estas viviendas se distinguen por su rápido ensamblaje, representando un diferencial clave. Se propone utilizar técnicas de construcción prefabricada que permite ensamblar las viviendas de manera eficiente, reduciendo significativamente los tiempos de entrega. Esto significa que las viviendas podrán estar listas para habitar en un plazo mucho menor que el requerido por los métodos tradicionales de construcción; facilitando una respuesta efectiva a la demanda habitacional y acortando el período de espera de las familias. Finalmente, el proyecto “Vivienda+” requiere de una inversión inicial de 1,550,500 dólares, este modelo de negocio generará un Valor Actual Neto (VAN) que superará los 20 millones de dólares en un lapso de cinco años. En términos ambiental sociales, se contribuye a mejorar la calidad de vida de las personas, ofreciendo un espacio seguro y cómodo para que puedan vivir y prosperar; además se fomentará la sostenibilidad, transformando la industria de la construcción en Perú. Por consiguiente, este modelo de negocio generará un VAN Social de U$S 44 millones en cinco años, en consonancia con los Objetivos de Desarrollo Sostenible (ODS) 9 y 11. / According to the National Institute of Statistics and Informatics (INEI), in the province of Trujillo, La Libertad department, there is evidence of a housing deficit problem. This entity reveals that there are 41 thousand families with housing needs, mainly in socio economic strata C and D; it also indicates that this number will continue to increase. These middle and low-income families struggle to access adequate housing that meets their basic needs; the lack of economic resources and the difficulty in accessing mortgage loans further exacerbate their situation. In the face of this significant social issue, the project "Vivienda+" is proposed, focused on the production and commercialization of modular homes. These dwellings are distinguished by their rapid assembly, representing a key differentiator. It is proposed to utilize prefabricated construction techniques that allow for efficient assembly of the homes, significantly reducing delivery times. This means that the homes can be ready for occupancy in a much shorter timeframe than required by traditional construction methods, facilitating an effective response to housing demand and shortening the waiting period for families. Finally, the "Vivienda+" project requires an initial investment of $1,550,500. This business model will generate a Net Present Value (NPV) that will exceed $20 million over a five-year period. In social terms, it contributes to improving the quality of life for people by providing a safe and comfortable space for them to live and thrive. Additionally, it will promote environmental sustainability, transforming the construction industry in Peru. Consequently, this business model will generate a Social NPV of $44 million over five years, in line with Sustainable Development Goals (SDGs) 9 and 11.
