Proposed office and apartment buildings are situated in the south-east area of the city of Jihlava Handlovy dvory. Office and apartment buildings are designed as three-storey detached house, flat roof with a single casing. Buildings have rectangle layouts. The Objects are called Object A and Object B. Object A: There are four shops and exchange station in the 1st floor. In the second floor there are situated 4 apartments consisting of two rooms and a house cellar. The third floor is of the same pattern as the second one (again 4 apartments consisting of two rooms and a house cellar). In the object there are 8 apartments altogether. Object B: There are gym, one shop and exchange station in the 1st floor. In the second floor there are situated 4 apartments consisting of three rooms. The third floor is of the same pattern as the second one (again 4 apartments consisting of three rooms). In the object there are 8 apartments altogether. The houses are made of building system VELOX.

The task of the thesis is to determine the economic rent for passive residential building. Work first defines the essential terms related to the topic of economic rent, then it continues with theoretical determination of the economic rent, which consists of the costs and a reasonable profit. The determination of economic rent for residental Pasove building is done through inserting real values to a pre-described method of calculation. The result of diploma thesis is the determination of economic rents in number of 8 variants with varying degrees of capitalization levels and discount rates. Identified economic rents are finally compared by direct comparison with similar flats and evaluated.

Dům pro seniory / Home for the enderly people

The thesis is focused on newly built home for the elderly people in cadastre of Vlkanec village, in Kutna Hora district. The building area is rectangular shaped, with entrance to the area situated from local tarmac road. The house is designed for barrier-free housing of forty people in twenty- six apartments. The house includes common area for providing services for local residents and residents of neighboring villages. The services provided are to be catering services, general practitioner’s office and hair/nail salon. The object consists of service building, living facilities, joined to main building as a left and a right wing and adjacent terraces. The living facilities have three floors (cellarage and two above floors). The utilities, such as laundry room, drying room, boiler room, are situated in the cellar, the apartments and the common areas are in two above-ground floors. Architectural solution of the house is outlined so it uses mostly traditional natural building material (brick, stone, wood, metal) in its inherit color. Furthermore, the project is dealing with rain water management, local communications, such as the road, car park and pavements.

Modernizace sportovního areálu s výstavbou bytových jednotek / Modernization of the sports complex with the construction of housing units

The aim of the thesis was to create documentation for an extensive construction modifications of sports complex including the construction of housing units near Třebíč in the small village of Třebenice in Moravia. It was necessary to cooperate with the municipality and follow its requirements for the restoration of functionality and maintenance of individual operations for which the building was intended, hence the municipality considered them necessary in the future operation of the building. The project also included the design of paved areas and fencing of the playground. The main requirement of the municipality was to build a grandstand within the already built-up area of ??the object, and therefore part of the building is being demolished. This will change the layout of the basement and move the operation of the restaurant from the basement to the first floor with a view of the playground. Football players' locker rooms will be maintained in the basement, moreover a boiler room with air conditioning, facilities for referees and a club room with hygienic facilities will be added. On the first floor, the operation of the offices will be partially maintained and separated, and there will also be more space for a hairdresser and a restaurant. The last floor will be completely removed and rebuilt with a flat roof covering only half of the area compared to the current state. Following the current state, the 2nd floor will serve for housing, but as starting apartments for young families. The risers are made of autoclaved concrete and the new masonry is made of brick blocks for precise masonry. Over the restaurant is an extensive green roof and the roof over the apartments has a classic order of layers with a stabilizing layer of gravel. The building is contact-insulated with the ETICS system using mineral wool and the final layer is made of white exterior plaster. The plinth is lined with concrete cladding. Revitalization of the former Jaselské barracks located in Brno in the area between Staňkova and Štefanikova street needs brand new project of urban structure and its functional scheme.New urban project of structure proceeds from pluses of block housing project and town houses. On the contrary it tries to eliminate its own minuses. The functional concept consists mainly of living function. This function is completed with daily life services. Because of bad noisy enviroment with public transport along Staňkova street it was necessary to replace block of flats with house for administrative and seniors or young couples. The main concept of this project is the idea to return to the living in communities. It tries to support social comunication and public life. And thus returning the desappearing local identity of the place. Project follows the aims of spacial planning policy in Brno by designing the leisure time centre for youth and public. That is the pivotal project of diploma thesis.

The main theme of this Master´s thesis is a project of detached residential house of a terraced type, partially located in terrain. The building has three floors and a basement and is covered by a flat roof. There are six residential units in the house and three parking spaces, including technical support. The house will be built in the village of Pribyslavice, on the plots with parcel numbers 140/1 and 145/1. The ground plan of the house is of a rectangular shape. The vertical load-bearing structural system is chosen to be made from bricks. Horizontal system is made by using Spiroll prestressed panels. The internal staircase is made from concrete, monolithic. The material and construction solutions is chosen to be close to passive standards. The project fully respects currently applicable standards and technical regulations of individual manufacturers.

Residential house is designed as a four-storey building with warm flat roof. It is a detached house on flat terrain. There is a workshop, storage and technical facilities of the building on the first floor, in the other floors are located 8 dwelling units. The whole building is made of the sand-lime brick blocks and reinforced concrete ceilings. The building is based on reinforced concrete strip foundations. Material and structural solutions were chosen so that the object is approaching to the passive standard.
