Escolheu-se utilizar como aporte metodol?gico o conceito de espa?o como produto e produtor das rela??es sociais, sendo o mesmo constitu?do por objetos e a??es que se relacionam num processo dial?tico ao longo do tempo. Como instrumento de pesquisa, realizou-se estudo bibliogr?fico que caracterizasse os aspectos hist?ricos de uso e ocupa??o do solo da regi?o a fim de evidenciar os agentes que explicam sua configura??o urbana atual. Em seguida, realizou-se o levantamento de dados secund?rios para uma an?lise das atividades econ?micas do munic?pio e seus respectivos impactos na estrutura social local. Entre esses aspectos, a economia a?ucareira, mesmo em decad?ncia, aparece como definidora dos limites de crescimento urbano. Na escala regional, outros fatores s?o discutidos abordando a influ?ncia dos processos urbanos formadores da Regi?o Metropolitana de Natal (RMNatal), na qual Cear?-Mirim aparece integrada no n?vel muito baixo segundo estudo do Observat?rio das Metr?poles (2013). Contudo, destacamos que nos ?ltimos anos principalmente no vetor de crescimento da BR 406, instalaram-se equipamentos de abrang?ncia metropolitana. Esses objetos est?o associados a um discurso imobili?rio em que a poss?vel ?metropoliza??o? aparece como impulsionadora de investimentos na ?rea de expans?o da cidade. / This study aims to understand the growth dynamics of Cear?-Mirim city considering the aspects that define its current urban sprawl. We chose to use as methodological approach the concept of space as a product and producer of social relations and the same constitutes by objects and actions that relate in a dialectical process over time. As a research tool, it took place bibliographical study that features the historical aspects of use and occupation, in order to evidence the regional ground agents that explain its current urban setting. Then, it was collected a secondary data of economic analysis activities from municipality and their impact on local social structure. Between these aspects, the sugar economy, even in decline, had appeared as defining the boundaries of urban growth. At the regional scale, other factors were discussed in a way of urban influence processes forming the Greater Natal (RMNatal), and Cear?-Mirim appears integrating into this scale in a very low level according to Metropolis Observatory (2012). However, we have pointed out that in recent years, especially in growth vector of BR 406, settled metropolitan scope equipment. These objects have been associating in a real estate sector's reasoning while the possible "metropolization" have been promoting as investments in the city's expansion area.

(RN), particularly the dynamics of the Bela Vista neighborhood has been established as a new urban centrality. We start from the perspective that the process of urbanization as a result of the transformation of the capitalist system have profound impacts on the restructuring of urban space, which includes resetting and training of new urban centralities. The basic assumption accepts that recent economic changes have led to the adoption of new strategies for the location of large commercial equipment and services, contributing to urban expansion and redefinition of its centrality, leading to the formation of new urban centralities. The research strategy adopted consists of a case study oriented based on the analysis of qualitative information, but also incorporates quantitative information. Interviews with qualified informants were conducted, as well as field surveys, photographic documentation, in order to grasp the phenomenon observed. The survey results show that the Bela Vista neighborhood can be considered a new urban center, housing the specialized trade and service activities, as well as townhouses, which differentiates it from other areas of the city / Esta disserta??o ? resultado de pesquisa que teve como objetivo reconstituir o processo de expans?o recente do espa?o urbano de Mossor? (RN), particularmente a din?mica do bairro Bela Vista que se consolida como uma nova centralidade urbana. Partimos da perspectiva de que o processo de urbaniza??o, como resultado das transforma??es do sistema capitalista, tem profundos impactos sobre a reestrutura??o do espa?o urbano, que inclui a redefini??o e forma??o de novas centralidades urbanas. O pressuposto b?sico aceita que as recentes transforma??es econ?micas em Mossor?-RN t?m levado ? ado??o de novas estrat?gias de localiza??o de equipamentos comerciais e de servi?os, contribuindo para a sua expans?o urbana e forma??o de novas centralidades urbanas. A estrat?gia de pesquisa adotada constitui-se de um estudo de caso orientado com base em an?lise de informa??es qualitativas, mas que tamb?m incorpora informa??es quantitativas. Foram realizadas entrevistas com informantes qualificados, bem como vistorias de campo, com documenta??o fotogr?fica, com o intuito de apreender o fen?meno observado. One of the main factors that characterize the enterprise is his regional insertion, since it is located far from consolidated urban fabric, and near to an area connected to many highways, such as Dom Pedro I e Anhanguera. It allows easy access to the equipment by the cities of Campinas Metropolitan Region, and, besides, connects it with inner and outer points of the city. The location factor results in a growing quest for big areas with these characteristics, to build large equipments, since regional roads increase value to the surrounding areas. The insertion of great enterprises, near to these roads, results even more increased value, and the consequent development of the surrounding areas. This urban occupation patterns are typical of the dispersed urbanization process, verified at Campinas, which study is the base for the understanding of the changes occurred at the shopping around areas, after its implantation, and will be the starting point of this paper. / Este trabalho analisa os impactos ocasionados pela implanta??o do Parque Dom Pedro Shopping, na cidade de Campinas, sobretudo no que diz respeito ?s suas ?reas envolt?rias. Um dos principais fatores que caracterizam o empreendimento ? a sua inser??o regional, uma vez que ele se situa distante do tecido urbano consolidado da cidade, em uma ?rea conectada por diversas rodovias, entre as quais, as Rodovias Dom Pedro I e Anhanguera. Ambas permitem um f?cil acesso ao empreendimento, a partir de munic?pios localizados na Regi?o Metropolitana de Campinas, al?m de estabelecer conex?es com pontos intra e inter municipais. ? cada vez mais freq?ente a procura por uma ?rea com tais caracter?sticas para a instala??o de equipamentos de grande porte, j? que as vias regionais s?o importantes elementos na atra??o da expans?o urbana, valorizando suas ?reas envolt?rias.
