Návrh obytné zóny v Roudné / Residential areas in Roudna

The aim of this thesis is to design a new residential area in Roudna. This new area provides a space for 132 new building plot of land. The area is located in the southwest part of Roudna, with area of 10,58 hectares which has been designated in a municipality’s urban management plan for this particular residential development. Part of the diploma thesis is also the reconstruction of the part of Plavská Street, to which the zone is connected. It is a reconstruction of a bus stop, new sidewalk and modification of entrance to the village.

Snížování energetické náročnosti obytného objektu / Reducing the energy performance of a residential building

This diploma thesis deals with the calculation of the heat loss of a family house, possible ways of reducing the heat loss and impacts of replacing an existing heating source with a gas condensing boiler or heat pump. The research is focused on the individual ways of reducing the heat loss and possible choices of heating sources for the chosen subject. In the next part, there is the house described and its heat loss is calculated according to ČSN EN 12831. Subsequently, arrangements are proposed to reduce the heat loss and return on investment is calculated. The last part is focused on replacing the existing heating source by a gas con-densing boiler and heat pump. Regarding to low price of 1 GJ of heat, reducing heat loss without the subsidy program “Nová Zelená Úsporám”, would not be interesting. However, if we replace an existing source with a gas condensing boiler or heat pump, then the reduction is a must.

Locality can affect the price of real property items. This diploma thesis focuses on pricing of family houses in cities, towns and villages and effects which have an impact on the price. Part of the paper deals with the description of the used pricing methods, their procedures, laws and the regulation, description of the real estate property market existing at the time the diploma thesis was written and the description of the priced family houses. The aim is to ascertain the price of land, family houses using the method of costs and comparison and evaluating the unit prices depending on locality.

The main aim of Diploma thesis is to evaluate the family house before and after reconstruction in three different locations graded by population. Three selected methods are used for the valuation, namely: the cost method according to the valuation regulation, the comparative method according to the valuation regulation, and the method of direct comparison. The cost method takes into account the design of the family house in both states, the land is valued by direct comparison. Key indexes are taken into account in the comparative method according to the valuation rule. In the direct comparison method, we work with a database of single-family houses in a range of locations.

The first part is devoted to the terminology and theory of selected traditional and ecological building materials. The second part is devoted to the practical solution of the issue – creation of an analysis of SBToolCZ, which will be done in two variants – the first according to its altered form using environmental building materials. In the second chapter of the practical part of the work, an item budget will be drawn up for those sections affected by the Change in the materials used. The two variants of the project documentation will be compared on a price basis.

Real estate renovation is a complex and expensive affair. From the investment point of view, the economic aspect (cost and subsequent revenues) plays a very important role, which is closely related to the purpose of use, location and condition of the building. The property solved in this work is a terraced family house divided into 3 residential units. Two variants of reconstructions were developed, divided according to their scope. To assess the return on investment in real estate, standard market indicators were used - cost, comparative and revenue methods and was further valued according to the valuation regulation.

Further analyzes of the established method in practice and as a result these methods will be compared with each other.

The diploma thesis deals with the comparison of prices of a family house in years 2016 and 2017 in the Olomouc district and in three different locations – north from the statutory city of Olomouc, the surrounding area from the statutory city of Olomouc and the outskirts of Olomouc. The family house is located in the village of Bělkovice-Lašťany. This village is located in the northern area of the statutory city of Olomouc. Next, I will place a family house fictitiously in the town of Náměšť na Hané and in the town district Nemilany, which is the peripheral part of the statutory city of Olomouc. For specified locations, the price is determined and the usual price is compared and determines factors influencing the house price. In the theoretical part, I will explain the terminology, familiarize myself with the law, the comparative method on the basis of which I will determine the usual price and the comparative method according to the valuation order, which will determine the price determined.
