A hedonic model for off-campus student housing : the value of location, location, location / Title on signature form: Hedonic model for off campus student housing

This study presents a hedonic model for off-campus student housing, using a semi-logarithmic model, with the natural log of unit rent as the dependent variable. Implicit values for select structural and locational characteristics were estimated, with a special emphasis on the variable of proximity to campus. Variable data for off-campus student housing in six university markets was collected. The results indicate a nonlinear relationship between rent and distance from the academic center of campus. Within one mile of campus, there is a significant premium for proximity, but between one and four miles from campus, the marginal value levels off before decreasing again beyond the four mile mark. The premium for being within one mile of campus ranged from 16.3% to 17%, and the discount for being outside four miles from campus equaled 13%. Other noteworthy characteristics and coefficients include the marginal value of an additional bedroom with a positive coefficient of roughly 21% and the inclusion of internet and cable with a premium of 12.4% to 15%. / Department of Family and Consumer Sciences

It pays special reference to the Case Study of Waterloo and Quarry Heights within the jurisdiction of Durban Unicity. In order to assess the quality of built housing environment whether it has a potential to improve the quality of life for the client communities the researcher set indicators which are: Integrated planned housing environment, residential quality, suitable building material, secured housing environments, standard of dwelling units, housing environment with economic infrastructure, housing environment that allows fleXibility and extension, and housing environment that has got development infrastructure and social services. An investigation into alternative domestic water, sewer and electricity supply systems in the eThekwini municipal area.

Millions of Black South Africans still lack access to adequate housing, mainly as a result of apartheid era development policies. The delivery of low income, state subsidised, housing includes the provision of water, sewer drainage and electricity supply services. These services are provided via individual connections to the bulk infrastructure, or grid, supply network. Whilst this delivery mechanism meets community aspirations, it masks the environmental impact of this access to natural resources. This research investigates the low income housing delivery mechanism in South Africa, both past and present, and considers the associated infrastructural service delivery in the context of what is understood as sustainable development. In order to identify a more environmentally sustainable format of service delivery, the notion of autonomous housing is investigated. This investigative research establishes the body of knowledge in respect of rainwater harvesting and renewable energy sources capable of being harvested at a domestic level and uses this knowledge to inductively derive theoretical models for the provision of water and electricity supply as well as sewer drainage to low income housing in the Ethekwini Municipal area. Selecting Optimal Residential Locations Using Fuzzy GIS Modeling

Integrating decision analytical techniques in geographic information systems (GIS) can help remove the two primary obstacles in spatial decision making: inaccessibility to required geographic data and difficulties in synthesizing various criteria. I developed a GIS model to assist people seeking optimal residential locations. Fuzzy set theory was used to codify criteria for each factor used in evaluating residential locations, and weighted linear combination (WLC) was employed to simulate users' preferences in decision making. Three examples were used to demonstrate the applications in the study area. The results from the examples were analyzed. The model and the ArcGIS Extension can be used in other geographic areas for residential location selection, or in other applications of spatial decision making.
