Arbutus infill : housing on the edge

The theme of this exploration is the issue of habitability. In its most basic sense, dwilling seems to be defined by constructions which carry social values of privacy. At the same time, the many moves of privacying are understood to be relative to public worlds--to the point that ambiguities persist: the fact that pivate percetions can be exchanged for public ones in the very same spaces. Uncovering these relative and, at times, opposite realities means that a great deal of importance is paid to thresholds. By this, I mean the truns in plan, the drops in section, etc. which relate a sequence of unfolding via devices which stimulate subtleties in mood and awareness. Issues of public to private (and its opposite, simultaneous inversion) are investigated using the concept of nested scales . Here, analogous moods shared by movements through scale (eg. street to courtyard; hall to room) are investigated for their synergy. Parallel to these social perceptions are investigations which focus on the elemental specifics of dwellings. What value can hearths be to dwelling? What is a modern control centre for the household? What are the requirements for the bathing ritual? These types of questions permeate the general evalutaion of dwelling design. Sutides which detail abstracted, idealised elements help to inform the larger project-like a kit of parts, they serve as cornerstones which seed and temper the sequential experience of the dwelling. Ultimately, this abstraction absolves the need to make "rooms" but rather to compose dwellings via the integration of elements filtered through public/private dialogues, sequence, and continuity. The site is bounded by 15th and 16th avenues to the North and South and by Arbutus St. and the CPR right of way to the west and east, respectively. Its dimenstions are 270 feet in length and 16 feet and its narrowest, 44 feet and its widest. The site acts as catalyst for the whole project of fitting in thresholds and elements. Like a sandwich, the site compresses thin, discrete, and identifiable componete parts into a whole building. The very narrowness of the site forces a dialogue to surface between the tremendous, double-sided exposure of the building—its public condition, and the construction of nesting scales of prospect and refuge.

Assessing neighborhoods, districts, and corridors : a method for applying selected new urbanist principles to infill situations

This research proposes to determine the ten major social and psychological needs of a neighborhood scale community, and develop an assessment model that will provide designers and developers with insight into which New Urbanist principles should be applied, and to what extent application should occur, to better address the community's social and psychological needs.Failure of designers to consider adequately the psychological and social needs of groups of individuals has brought about consequences detrimental to the long-term livelihood of communities. The inability of a community to meet the needs of its inhabitants creates a state of discontent and "disconnect" among residents, thereby encouraging residents to leave their current community and relocate (sprawl) elsewhere in order to try and attain satisfaction. Attempts at addressing the discontent often focus on improving "quality of life" through the inclusion of open space, pedestrian-oriented streets, and other amenities. Often times, these physical design solutions gloss over, or ignore entirely, the community's psychological and social needs.Social and psychological factors are integral to a community's well being. According to the concepts of holism and wellness, "health" is gauged by how well individuals measure up in all dimensions of needs: physical, emotional, social, occupational, intellectual, and spiritual. (Robbins, Powers, and Burgess 1991) From the reverse perspective, individuals who have deficiencies in one or more dimensions can be considered "unhealthy." The wellness concept carries over from the individual to our built environments: communities that fail to inclusively meet the needs of their residents can be considered "unhealthy," or incomplete, from a wellness perspective.To remedy the incompleteness, designers and developers must focus on quality infill development that addresses deficiencies in a community, thereby bringing the community closer to a wellness balance. Effective evaluation and appropriate application of proposed infill developments are critical to the suitability of the solutions. In short, only by carefully considering the problems in our communities will designers and developers generate appropriate solutions that set our existing communities along the path to health, and solve the linked problems of disconnect, placelessness, and sprawl. / Department of Landscape Architecture

Estimating the Impact of Infill Housing on Reduction in Vehicle Miles Traveled

Vehicle miles traveled (VMT) and its relationship with the built environment has been extensively studied. Most notably, five D variables of the built environment including density, diversity, design, destination accessibility, and distance to transit are the key variables included in this research to explain VMT generation from housing developments. This thesis uses prior research that developed robust statistical models and findings to create a framework to estimate VMT reduction affected by infill housing developed using incentives provided by the state compared to a regional comparator. The regional comparator is typically a suburban single-family housing development in the region. The models recommended for future application of the framework are based on ease of finding the data on variables included in the model and statistical robustness. The application of the framework in the Central Coast and San Francisco Bay Area regions of California shows that infill prototypes developed can generate an 11-27% reduction in VMT per capita. The findings are specific to a synthetic household defined for this study. The research provides ways to apply this framework to other regions of the state along with ideas to consider for future work. These ideas include exploring the VMT reduction potential based on households with different income levels appropriate for the regions, future modeling efforts, and selection of existing models. The findings of this thesis support that the combination of the five D variables can help attribute to a larger VMT reduction than the VMT reduction caused by the change of a single variable. When destinations are clustered, and jobs are available at a reasonable distance to the residence, a significant reduction in VMT is more achievable. The results inform public agencies on which locations are ripe for devoting further resources for incentivizing housing development to reach climate and housing goals.
